NEW BRACKNELL FOREST AFFORDABLE HOMES PARTNERSHIP

The building blocks for new affordable homes in Bracknell Forest have been put in place thanks to a new partnership.
Bracknell Forest Council has joined with four housing organisations and partnerships to deliver new affordable properties in the borough so more families have the chance to live in an affordable home either to rent or buy.

As well as Bracknell Forest Council, the partnership consists of Thames Valley Housing with Bracknell Forest Homes, Sovereign Housing with Ability Housing, Radian and One Housing
The group will work to a protocol whereby over 300 new affordable homes will be delivered within the borough over the next three years.
The housing objectives of the council are to be met in addressing local housing needs through low cost home ownership and rented accommodation.
Simon Hendey, chief officer for housing, said: "By working together we are able to deliver new affordable homes for families in the borough over the next three years - which is a great leap forward for families needing a home but who can't necessarily afford to purchase one of their own."
Cllr Dale Birch, executive member for adult social care, health and housing, added: "We are on track to meet our affordable housing target for this year and the partnership will make greater strides into providing the affordable housing the borough needs.
“Many of the housing partners have many years of experience which we will be able to capitalise on and so I look forward to working closely with everyone involved over the next three years."

HYDE RAISES £200m FROM BOND MARKETS

The Hyde Group has successfully raised £200m from the bond markets.
The housing association secured a lending rate of 5.125% - the most favourable achieved by any social housing provider since the financial crisis began in 2008.
The deal gives the business the option to raise a further £50m within the next year and a half.
David Eastgate, Hyde Group chief executive, said: "We are delighted at the competitive rate we have secured as this reflects investor confidence in the Hyde Group. This bond will enable us to do so many things as we look to continually improve services to our residents.”
Housing Minister Grant Shapps added: "This successful bond issue shows just what can be done when housing associations are innovative in raising money to benefit people in social housing.
“I applaud Hyde's approach in making sure the organisation can continue to thrive and grow in difficult economic times."
The bond is a 30-year senior secured issue, rated Aa2 stable by Moody's Investors Service.
The credit margin of 105 basis points (1.05%) over the 2038 UK gilt rate compares favourably to other housing associations that have issued bonds this year.
The bond has been priced at an issue price of 98.3 per cent. The order book was in excess of £350m comprising high quality institutional Sterling investors.
Lloyds TSB and the Royal Bank of Scotland acted as joint bookrunners for this issue.
The bonds will be listed on the London Stock Exchange and will mature in July 2040.

SOHA HOUSING IN ‘GREENING CAMPAIGN’

Soha Housing has become the first social housing provider to become involved with one of the ‘Greening Campaigns’ taking root in 180 communities nationwide.
The housing association, with some 5,200+ homes across South Oxfordshire and beyond, will be demonstrating its part in ‘greening’ the town of Thame at a conference in London on Tuesday 20 July.
The Greening Campaign conference at the Queen Elizabeth II Conference Centre will see delegates from government, business and community from throughout the UK coming together to pool knowledge on practical action to mobilise neighbourhoods to adapt to climate change.
The aim is to make it possible for everybody in some way to reduce energy consumption and their personal and community carbon footprint.

VALE OF AYLESBURY HOUSING CONTACT CENTRE SETS STANDARD

The Vale of Aylesbury Housing Trust has been awarded the prestigious Global Standard by the Customer Contact Association, (CCA) for delivering excellent services to our residents.
The trust joins an exclusive club of just 250 organisations throughout the country, who have been accredited for providing exceptional levels of customer service.
Ian Silver, director of housing and community services, said: “The trust is really proud that the Contact Centre team have been recognised by the CCA.
“The team have worked very hard throughout the year and I am particularly pleased to see their commitment rewarded with the Global Standard for excellent customer service.”
The Contact Centre, which handles approximately 8,000 calls and enquiries month from the trust, was assessed by an external auditor from the CCA.
The CCA judged the team on their excellent delivery of customer service, their ability to recruit and train outstanding staff, plus their commitment to continuous improvement.
This is the second time the team’s dedication has been recognised. In May they also received a commendation at the National Housing Excellence Awards.

HOUSING ASSOCIATIONS HOLD CULTURE SPLASH

Around 1,000 Slough residents turned out for Culture Splash, a special event to celebrate cultural diversity in their local area.
The event was organised by housing provider A2Dominion and Thames Valley Housing Association (TVH) at the James Elliman School in Slough.
Heather David, A2Dominion’s head of community involvement, said: “The aim of Culture Splash was to celebrate and raise awareness of cultural diversity in the local area.
“This event provided a great opportunity to bring different local communities together for an afternoon of entertainment and activities.
“We really enjoyed working with TVH and the James Elliman School to make the event really successful.”
Fran Moynihan, resident involvement officer at TVH, added: “The two associations took the opportunity to find out how residents felt about their homes and where they live.
“It is important we gather this kind of information regularly to ensure we provide services that address the needs of all the communities we work with.”
Residents were treated to a range of cultural displays, including Capoeira; a fast-moving Afro-Brazilian art form that combines martial arts, music and dance, while the Dhol Foundation provided music and dance from different cultures.
The children from the school took to the stage, entertaining everyone with a vibrant dance performance, while younger children were able to enjoy the small animals in the petting zoo.

WORK STARTS ON NEW HOMES AND COMMUNITIES IN AYLESBURY

The first phase of the latest major new development in the Aylesbury Vale area is underway now that contractors have started work on the Berryfields site, north-west of Aylesbury town centre.
When complete, Berryfields will accommodate 3,000 homes, community facilities and areas for employment opportunities. Around a quarter of the homes will be affordable and all will have access to super-fast Broadband.
The first tranche of new homes on the 187-hectare site will be ready for occupation next year.
Taylor Wimpey is the first developer to begin work, with others following later in the year.
Ian Steed, area manager at the Homes and Communities Agency, said: “The HCA has worked closely with Aylesbury Vale District Council and our partners to unlock this important site after the economic downturn put plans on hold.
“I’m delighted that work is now underway and the local community will soon begin to benefit from sustainable and affordable places to live and work.”
An access road to neighbouring Aylesbury Vale Parkway Station is already in place.
There is provision for three schools – two primary schools and the proposed state-of- the-art Aylesbury Academy.
The purpose-built academy will offer students skills in specialist science and technology and include the very latest ICT technology.
Opposite the academy will be a local centre, which will include a food store and 10 other smaller shops.
Elsewhere will be units for employment and 72 hectares of parks and green open spaces, which will include 13 equipped play areas.
Richard Harrington, managing director of Aylesbury Vale Advantage, the delivery agency company partly funded by the Homes and Communities Agency, said: “Fortunately, we were able to use growth funds to unlock problems that could have further delayed the start of this work.
“This is an important development for Aylesbury Vale and will go a good way to demonstrate what the town can offer.
“We are concentrating on preparing other major development sites to provide housing, employment and community facilities for this popular and growing area.”

PORTSMOUTH COUNCIL HOMES HIT BY CUTBACKS

Portsmouth City Council has pledged to find the cash to build new homes, despite millions of pounds of funding having been withdrawn from two council housing projects.
The council had planned to start work on two schemes.
One was a 12-home development, costing £1.6m, on a disused car park at the junction of Watts Road and Duke Crescent, Buckland.
The second was the first phase of its Somers Town regeneration project, which included 29 houses and flats at Warwick Crescent and Wellington Street, and a community hub over Winston Churchill Avenue.
The work at Watts Road relied on a grant of £840,000 from the Homes and Communities Agency, while Somers Town was to receive £1.64m from the housing regeneration agency.
They were to be the first new council house building programmes in a decade, but because of government cuts, the HCA has told the council it will not be able to hand over any of the money.
Peter Pennekett, the council's finance manager for health, housing and social care, said: “The HCA has been told by the government its funding must be reviewed, which meant it has told us we can't have the money we had been expecting. It could mean a delay to Watts Road and Somers Town phase one.”
The HCA will find out next week what money the government will allow it, at which point it may reinstate all the cash it promised for the developments.
But Mr Pennekett said: “The HCA could tell us everything is in place as before, and work will go ahead as planned. It may tell us we can have a proportion of the money, or it could tell us there's nothing available at all.
“If that happened, it wouldn't be a matter of going back to the drawing board, as we have the rest of the funding in place, but we would work very hard, very quickly, to find the money we need.
“The projects definitely won't be cancelled, and we're already looking into several different alternatives. We could even find the money comes through quicker.”
Councillor Steve Wylie, council cabinet member for housing, added: “Whatever happens, our priority is to deliver homes. We will find the money to do this, and the schemes will go ahead.”
Work on both schemes was due to start by December, with both completed by 2012.

SOUTHDOWN PARTNERSHIP HELPS CHALLENGE STIGMAS

Southdown Housing Association's nomination has helped secure victory for the Sussex Partnership Trust’s Vocational Leads services in the Challenging Stigma Awards.
The award recognises those who have addressed stigma in the course of their work.
|
The winners were director of occupational therapy Kate Bones, East Sussex lead Debbie Rimmer, West Sussex lead Lucy Locks, and Brighton and Hove lead Annette Kidd.
Ms Bones and her colleagues were responsible for a new project, which helped set up three new services across Sussex – provided by Southdown – to help find paid employment and offer support for people with severe and enduring mental health issues.
Neil Blanchard, director of operations at Southdown Housing Association, nominated the team based on the excellent and innovative work that this team of individuals has achieved in embedding and promoting three new vocational services for people with mental health needs across Sussex over the past two years.
The outcomes of the services are to work with service users aspirations to achieve paid employment in mainstream environments.
Mr Blanchard said: “Southdown work in a wide variety of partnerships across Sussex and are fully aware of the practical realities and challenges that can come when launching and delivering services such as these.
“We are very proud of our new employment support services and place a large part of our success down to the work of Kate Bones and her Vocational Leads.”
Sussex Partnership chief executive Lisa Rodrigues, who presented staff with their awards, added: “As the country emerges from recession, many people are in need of support to overcome mental health problems caused by redundancy or other financial or employment-related troubles.
“Demand for the services we provide is increasing and we are working hard to ensure that we continue to deliver the highest possible care and support to those who need it.
“So showcasing the professional excellence of our staff in these challenging times is absolutely vital.
“With more than 160 nominations from across East and West Sussex and Brighton & Hove, this is one of the most popular years ever and sets a new benchmark for talent and tireless commitment among our staff'.

PARTNERSHIP LAUNCHES STREET LEARNING PROJECT

An innovative project to assist local people develop new skills or expand on ones they’ve already got was launched in Eastbourne town centre.
|
Street Learning is a partnership project involving Eastbourne Homes, Places for People, Mears and English in the Community.
The scheme can also provide information and advice and help build employment skills. A menu of courses and training in local venues at flexible times will be available that have been developed in consultation with customers and the wider community.
A few examples include an introduction to computers, the internet and emails, CV and employment skills, sign language, creative writing, home maintenance, cookery and how to grow your own fruit and vegetables. Traci Gasson, equality and diversity coordinator at Eastbourne Homes, said: “This really is a great opportunity for people to get involved and learn something new that will help them help themselves.
“I’m delighted with how enthusiastically people have received the initiative so far.”
Mik Stevens, branch manager at Mears, added: “Each partner has tremendous experience in delivering highly successful community projects, training and engagement with a wide range of people.
“The response from people so far has been terrific and we are sure this level of interest and participation will continue.”

CRACK HOUSE CLOSED BY POLICE

Police have warned they will "actively target" those involved in drug-related anti-social behaviour after closing down an Alton house used for drugs-taking.
Officers officially closed a house in Alton after a Crack House Closure Order was granted by Aldershot magistrates under the Anti-Social Behaviour Act 2003 on Wednesday 14 July.
|
Sandra Theckston, director of Drum Housing, said: "Drum Housing takes all anti-social behaviour extremely seriously and works with the police and other agencies to protect our, and other residents', enjoyment of their neighbourhoods.
“It is extremely important that people feel able to come forward and complain about this and any other behaviour which has an impact on their lives." The order makes it an offence for anyone to enter the property at 8 Crown Close Mews for the next three months.
Sergeant Ian Dugdale, from the Alton Safer Neighbourhoods Team, said: "We have been working hard in the area to tackle local issues, including anti-social behaviour and drug related incidents.
"Following a search warrant at this address, we discovered evidence of Class A drug use. We also had complaints from residents about the suspected drug activity at this address and this information enabled us to apply for a Crack House Closure Order.
"By listening to residents' concerns and working together, we can make our communities safer.
"Drug use and drug supply affects everyone's quality of life, especially those living within a close proximity to where the offence is taking place.
"We will continue to pursue and actively target those involved in drug-related anti-social behaviour to improve safety in the community and we would ask anyone who suspects drugs are being used in their neighbourhood to contact us as soon as possible."

HOUSING 21 BUILDS NEW ‘BETTER HOMES’ IN BROADSTAIRS

A new extra care scheme for older people has been officially opened in Broadstairs.
|
Named after the original Anglo-Saxon name for Broadstairs, Bradstow Court was developed by Housing 21 in partnership with Kent County Council and Thanet District Council. Representatives of the various partners involved in the project, including Housing 21, Kent County Council, Thanet District Council, Compass Group (Whiteoaks), Denne Construction and DMA Maintenance, gathered with the new tenants to celebrate the opening. To mark the occasion Bill Hayton, chairman of Kent County Council, presented a commemorative plaque to Bradstow Court resident, Constance Heathorn. Guests had an opportunity to look around the facilities in the scheme, which provides 40 one- and two-bedroom apartments for independent living along with 24-hour care and support services. Tayo Bilewu, director of development and new business for Housing 21, said: “We are delighted to be able to provide extra care housing for older people in Broadstairs. Residents are able to enjoy tailored care and support in a safe and comfortable environment. “I would like to congratulate those who have contributed towards making Bradstow Court a popular choice of retirement living and a valuable addition to the local community.” Bradstow Court provides residents with a communal lounge, restaurant, bar, gymnasium, hairdressing salon, shop, internet cafe and landscaped gardens. The apartments are designed for wheelchair access and each have a living room, fully fitted kitchen, walk-in shower and non-slip flooring to the kitchen and bathroom. KCC cabinet member for adult social services, Graham Gibbens added: “This project is a great way of making sure that people stay independent and receive quality care. “Giving people the chance to stay in their own home and keep control of their own lives is a major priority for me and for Kent County Council. “I’m delighted that King Edward Court is providing people with the chance to live the way they want to.” The development is part of the £72 million Better Homes Active Lives project to deliver more homes across the county for older people.

ABILITY UNVEILS NEW SUPPORTED LIVING SCHEME

Tenants of Ability Housing Association's newly rebuilt Pound House in Dorking released balloons to celebrate the official reopening of their new homes.
|
Councillor John Northcott, chairman of Mole Valley District Council, joined residents and invited guests to celebrate the official opening of the state of the art development.
Ability chief executive, David Williams said: "When Ability took over management of Pound House in 1999, we had a vision for a brighter future for the people living there. “Just over ten years later, that vision has been fully realised. “Pound House sets a new standard for supported living and exemplifies our vision and values." The new Pound House has twelve spacious self-contained flats with assistive technology to help the residents, who have learning disabilities, to live independent lives. The assistive technology system is designed to be flexible and adaptable so it can be tailored to meet the needs of each individual tenant now and in the future. It can easily be altered or upgraded should any tenant’s needs change.
As well as leading edge assistive technology the building also includes environmental features that reduce the carbon footprint and ensure affordable bills for the tenants.

Kent homeless charity Porchlight is opening its doors to the public on Saturday 31 July and providing a unique opportunity to see what hostel life is really like.

Mike Barrett, chief executive of Porchlight, said that Open House is all about breaking down barriers. He said: “This is a very unique opportunity for the public to see the work we do first hand and understand better what hostel life is like.” “Often people have very negative misconceptions about the vulnerable group of people we support and the way in which homeless charities help them. “The type of support we are able to provide has developed considerably in the charity’s 35 years and I would like to encourage people to come and see for themselves what we are doing for local communities.” Open House is being backed by former Clash drummer Nick ‘Topper’ Headon who attended an open day at one of the charity’s accommodation projects last year. Nick added: “Having been homeless myself I appreciate and respect the work that Porchlight does in the local community and am proud to be associated with the great work they do.”

OXFORD ACADEMIC STUDY REVEAL REPOSSESSIONS FEARS

The study, released officially today, paints a bleak picture but ministers insisted the Government's efforts to tackle the deficit will keep interest rates low and help homeowners meet mortgage payments.
The project, by Oxford academics Professor John Muellbauer and Dr Janine Aron, developed a model predicting how mortgage arrears and possessions would move in different economic scenarios.
The report was commissioned by the now-scrapped National Housing and Planning Advice Unit and forecast the 175,000 figure as a "worst-case scenario".
In a Commons written answer, Housing Minister Grant Shapps said the report would be published "in the interests of transparency".
The report "indicates that in a worst-case scenario there could be 175,000 repossessions by 2012".
In his reply to Labour former housing minister John Healey, Mr Shapps wrote: "The coalition Government is committed to ensuring that interest rates remain low for as long as possible.
"This will be achieved by tackling the £155 billion deficit which will help enable homeowners to stay in their own homes and avoid repossession through ongoing lower interest rates.
"The Government believes this measure will prevent repossessions better than any other individual scheme.
"In addition, the Council for Mortgage Lenders forecast for repossessions in 2010 remains at 53,000 but may be lower."

RESIDENTS TO HAVE THEIR SAY ON ECO-TOWN MASTERPLAN

Residents are being offered the chance to have their say on the latest version of Whitehill Bordon's evolving masterplan.
The plan, which shows how growth and change could occur in the town over the next 20-25 years, was published at the end of June and shows an overall vision for the town.
A drop-in consultation event is being run at the Forest Community Centre on Wednesday 11 August. Councillor Andrew Joy, portfolio holder for Whitehill Bordon, said: "This is another opportunity for the community to tell us what it thinks about the masterplan.
"The document will continue to evolve to meet the changing needs of the town so it is vital that residents tell us what they like, don't like, what they think is important and why so we can develop and improve it." Copies of the masterplan will be available at this event and there will be members of the project team available who can talk through different aspects of the plan. There will also be executive summaries of the masterplan available. The masterplan, which is a large document with more than 230 pages, will be available in the following locations from now until Friday 3 September: The Forest Community Centre, Bordon Library, Mill Chase Community College, Whitehill Town Council, Liphook Library, Alton Library, Petersfield Library, EHDC's offices in Petersfield, Alton, Kingsley Parish Council, Lindford Parish Council, Headley Parish Council, Bramshott and Liphook Parish Council, Greatham Parish Council, Grayshott Parish Council and Selborne Parish Council.

AFFINITY SUTTON APPOINTS AFFORDABLE HOMES PARTNER

Affinity Sutton is to build a new development of 24 affordable homes in Brighton.

Pioneer House will be a five-storey development comprising a mixture of homes including two three-bedroom, 13 two-bedroom and seven one-bedroom apartments, as well as two one- and two-bedroom homes for people with physical disabilities.
The new homes have been designed to achieve level 4 of the Code for Sustainable Homes.
They will be constructed using a structural steel frame and will incorporate photovoltaic panels, brown roofs and living green walls.
The contract is the second to be awarded to Mansell Partnership Housing South West by Affinity Sutton, having completed a housing scheme at Forest Road, Midhurst in 2008.
Work on site will commence in July 2010 and complete in August 2011.

NEW FACILITIES FOR HOMELESS AT BRIGHTON SUPPORT CENTRE

Homeless residents in Brighton are set to benefit from new work and learning facilities following a grant from the Argus Appeal. The highly successful Friends First Supported House Centre will provide life skills training in more than 60 different activities. These include computer and IT training as well as advice to help residents who were previously homeless on learning new skills. Friends First Supported House was set up in partnership with the Single Homeless Strategy of Brighton & Hove City Council. It receives funding from the Supporting People project and is part of the Integrated Support Pathway, which provides an innovative approach to helping people gain independence and find secure accommodation. The aim is to help them gain the confidence they need to move towards independence and to find work. Plastering, painting and decorating and woodwork skills were also taught to residents after a room in the house was stripped of its contents and transformed into the Work and Learning Centre. Tim Eary, projects support for the centre, said: “With so few homeless men and women having access to the Internet the project offers a fantastic resource for our residents to learn new skills, access information easily and support their work and education goals.” A third of the Friends First resident group have made a move into employment over the last 12 months and the Centre will help to increase that figure. Councillor Maria Caulfield, Cabinet Member for Housing, added: “I am delighted that the Argus Appeal has funded this valuable resource to help homeless people.
“It is extremely important to help restore confidence and a sense of purpose in the residents along with practical support to help them move towards independent living and into education or work.”

Young people in Eastbourne will enjoy greater access to personal and social development support, thanks to an innovative new partnership agreement between Eastbourne Borough Council, East Sussex County Council - Youth Development Service, Eastbourne Homes, Raglan Housing and Places for People, The Eastbourne Youth Provision Partnership puts a framework in place that will help resource and sign-post sports activities, youth clubs, sexual health advice, on-line services, healthy eating guidance, arts, music and DJ workshops and specific projects tailored to what the young people are interested in. Since the inception of the partnership youth workers have reported a great response from young people in a number of different areas of the town. Eastbourne Homes director of housing services, Bob Granville said: “The partnership helps focus the efforts of the key agencies involved in youth work in Eastbourne.
“By combining our resources the outcomes we achieve will be that much greater. This is all about making a positive difference in the lives of local young people and I’m delighted with the results so far.”
Councillor Margaret Bannister, cabinet portfolio holder for housing and community development, added: “This agreement provides a strategy for the greater engagement of young people and hard to reach groups in Eastbourne.
“Consultation will also take place to ensure the right activities are scheduled at the right time to maximise participation.”

Residents could save around £300 a year by carrying out a home energy report. East Hampshire District Council is working together with the Energy Saving Trust to offer households the free reports which reveal how energy efficient a home is. It will also give practical advice on how to save energy, improve a home's rating and at the same time lower fuel bills. It could help local residents to cut energy bills by around £300 per year and contribute to fighting climate change. Over 20,000 local households in the district should expect to see a home energy check form coming through their letter box in this month, which can be filled in and returned by freepost. Residents will then receive a free personalised home energy report.

A talented Sanctuary Care chef has scooped an award for his delicious dessert in a prestigious national cookery contest.

Mark Ord, head chef at the care provider’s state-of-the-art Wantage Nursing Home in Wantage, Oxfordshire, went head to head in a 90-minute cook-off with five other chefs at the final of the National Association of Care Catering’s (NACC) ‘Care Cook of the Year’ competition. The competition, which took place at the University College Birmingham, was an opportunity to showcase his talents.
His mouth-watering menu of poached smoked haddock with eggs benedict, followed by vanilla cheesecake topped with poached rhubarb batons wowed the judges, who gave his dessert a highly commended award. This is the second year running that Mark, who was the south east regional finalist, has won a highly commended prize in the final of the competition. He said: “It was a very close final with some wonderful dishes being prepared. You would have been delighted to have been served food like this in any top restaurant. “It’s an honour to get through the finals of a competition like this and I am delighted to have come away with an award. It is a great opportunity to showcase what chefs in the care industry can do.” Carole Dormer, Sanctuary Care’s hotel and catering services manager, added: “Once again Mark did Sanctuary Care proud to get into the national finals against stiff opposition and to have his dessert highly commended. “I can't tell you how proud we are of Mark for getting into the finals for the second year running and going head to head with some of the care sector’s best chefs. “Every year the bar is raised and this year was no exception, with the final producing the most outstanding dishes.
Open to chefs/cooks in the care sector, entrants must create a main course and dessert for two people, which is suitable for service users in a care setting and costs no more than £1.30 per head. The dishes are judged on a range of factors, including innovation, cost, nutrition, balance and of course taste. The contest, aimed to raise the profile of care catering, is one of the longest standing independent recipe competitions in the UK.

FUNDING APPROVED FOR NEW AND AFFORDABLE HOMES IN ASHFORD

Several Ashford housing projects have benefited from new funding released by the Homes and Communities Agency (HCA) to take forward schemes providing thousands of new and affordable homes across the UK.
The announcement is good news for schemes at Park Farm and Repton Park, where nearly £2.5m of HCA money will enable 150 new and affordable homes to be built.
A further grant of £5.17m has been given to Ashford Borough Council for the construction of 78 new homes in the town.
The HCA funding had been subject to a spending review but the money has now been released to enable the regeneration and housing delivery agency to meet contractual commitments across all programmes.
This includes 39 projects in the South East, which were contracted before the spending review, to be funded through the HCA’s Kickstart and Local Authority New Build programmes.
Among the projects that have secured funding under Kickstart Round 2, which helps developers get schemes back on track that were previously stalled by the economic downturn, are a Persimmon Homes project at Park Farm, Ashford, where £1,133,250 of Government cash will help build 79 new and affordable homes.
A similar amount has been granted for the construction of 71 affordable homes at Repton Park in association with developer Charles Church.
Details of contractually committed schemes in the South East that have secured funding from the Local Authority New Build programme, which helps councils build their own affordable housing, include £5,170,000 for 78 new homes to be built by Ashford Borough Council.
Council leader Paul Bartlett said: “As the town continues to expand, there is a growing demand for new and affordable housing and we are delighted that these funds will be made available to help us meet the aspirations of our residents. We look forward to working with our partners to deliver these new homes as quickly as possible.”
Judith Armitt, managing director of Ashford’s Future, the organisation responsible for overseeing the £2.5bn development of the town, said that Ashford was “a smart choice” to live, work and learn.
Judith added: “With property prices a third lower than in the capital, London within easy reach, a positive welcoming atmosphere, superb leisure and shopping facilities, all in the surroundings of the gorgeous Kent countryside, Ashford is an exciting place to live.
“It is an affordable yet highly desirable place to be and I would urge anyone looking for a better quality of life to choose Ashford.” Ashford is one of four key Government-designated growth areas in the South East. It is on course to create 28,000 extra jobs and 31,000 new homes by 2031 and its rapidly expanding population is expected to double to at least 135,000.

PARTNERS CELEBRATE DECENT HOMES MILESTONE

Staff at Eastbourne Homes and working partners celebrated a major milestone recently in the work to bring all Council owned homes across the town up to the ‘Decent Homes’ standard. Decent Homes is a government funded initiative to modernise social housing properties. The programme of work can include anything from new kitchens and bathrooms being installed, to new doors and windows. Every property is first inspected by a surveyor who decides the extent of the work needed. Director of Asset Management and Maintenance at Eastbourne Homes, Scott Kay, said: “We have now finished the essential work needed to ensure 2,852 properties in Eastbourne meet the standard. All the Decent Homes work will be completed by 2013. Beyond this date an on-going process of inspection will identify homes that require updates, as and when they are required.” The next phase will focus on the work needed to non-traditionally built homes and Retirement Housing Courts. Non-traditional homes are those that are built around a steel, concrete or timber frame as opposed to the traditional bricks and mortar. Scott thanked key partners involved in the Decent Homes project.
He said: “We are hugely grateful for the support Eastbourne Homes received from Eastbourne Borough Council throughout the Decent Homes programme. Their contribution has been invaluable. Similarly, the teams at Eastbourne Homes, suppliers and contractors have been superb. Apollo and United House, and their many sub-contractors have been model partners in delivering the programme.”
Residents' photos of life go on show in shopping centre Residents’ photographs of life on two estates have gone on display at a major shopping centre in a project supported by Town & Country Housing Group. Project Snapshot: Showfields & Ramslye People & Places’ captures the character and characters of the two estates through the lenses of local amateur photographers. Their images are on display at Westfield Royal Victoria Place, Tunbridge Wells, which has offered the temporary use of an empty shop. The project was borne of an idea between Tunbridge Wells Borough Council, Town & Country Foundation and West Kent College to encourage residents to consider further education. Community development co-ordinator Alison Baker said: “The project has produced some wonderful photos, a huge sense of pride and has increased aspirations of all the participants. “We are very grateful to Westfield for allowing us to put the photos on show to a wider audience at Westfield Royal Victoria Place.”

RAVEN ANNOUNCES NEW APPRENTICESHIP SCHEME FOR LOCAL PEOPLE

Redhill-based Raven Housing Trust is launching a new apprenticeship scheme for local people to become a qualified tradesperson.
In the first year two apprentice posts will be created in Raven’s repairs and maintenance team, which handles day-to-day repairs to Raven’s 6,000 homes in and around east Surrey.
The apprentices are to be trained as carpenters and bricklayers, and will earn a formal trade qualification, through day release at college – combined with ‘hands on’ work experience of carrying out repairs for Raven residents. An experienced and trained member of Raven’s repairs team will mentor the apprentices to support them and help asses how they are putting their studies into practice.
Raven’s scheme will ensure that trainees gain the necessary technical training as well as the broadest possible practical experience.
Nigel Newman, Raven’s director of operations, said: “Raven is really excited about the new apprentice scheme. It is part of our commitment to support the communities in which we work and where we provide affordable homes for local people. At a time when youth unemployment figures are worryingly high, this scheme will set two people on the path to successful careers in much sought after trades.
“We have experience of training apprentices in recent years. Raven has trained and supported two apprentices before - a plumber and electrician. Now qualified, they continue to work for Raven. It’s a win-win situation. We have two excellent, experienced and qualified employees and they received good on the job training and support to earn formal qualifications.”

PARAGON ADVANCE RELEASE AVERAGE RENT STATISTICS FOR FIRST HALF OF 2010

Paragon Advance, the provider of products and services to the lettings industry, has released their end of half year average rent statistics for 2010, as produced by their tenant referencing division, FCC Paragon.
|
Data taken between the beginning of January and the end of June 2010 show that London and The South East still command the highest average rent with £949.40 per month, a 5.47% increase on the same period in 2009, followed by The East of England with an average rent of £808.00, a 4.66% increase on the same period last year.
Figures taken for the second quarter of 2010 showed that average rents in The South West had actually gone down by 1.8% year on year for the same period, however, rents have picked up in the second half of the year as a whole now yielding an average rent of £703.21, a 1.24% increase on the same period last year.
Although average rentals in Scotland for the period were considerably lower at £487.78, this region proved to have the highest percentage increase year on year at 12.39%.
Only Wales and the North West showed a decrease year on year with £450.72, a decrease of 8.6%, and £563.42, a decrease of 1.7%, respectively.
Paul Abbott, Head of Property and Mortgages at Paragon said: “Whilst there is a high desire to purchase property, the banks demand for large deposits often makes renting the only option for a number of people and so the rental market has remained buoyant during the first six months of 2010.”

FORMER CROQUET CHAMP GIVES FELLOW HAMPSHIRE RESIDENTS MASTERCLASS

One of the latest residents at Bramshott Place Village, the over 55s village in Liphook, Hampshire, is a former croquet champion who is planning to teach his neighbours how to play the game.
Leslie Chapman, 71, and his wife Joyce, 72, have recently moved into a two-bedroom cottage at the development near the Hampshire, Surrey and Sussex borders.
Leslie, who retired on selling his structural engineering business 10 years ago, and Joyce have downsized twice.
They initially moved from a large barn conversion in Alresford to a penthouse at Gunwharf Quays in Portsmouth.
Leslie said: “We had filled the barn with furniture and antiques. We sent five lorry loads up to Christie's in London for auction when we moved from there.
“However, Gunwharf Quays became too busy and noisy for us and we wanted some peace and quiet, which we have found at Bramshott Place Village. Hopefully this will be our last move.
“The build quality and amenities here are good, and the clubhouse is very nice indeed. It's a lovely central area too, close to Guildford, Petersfield, Midhurst and Farnham and right on the A3 for getting to London.”
During his successful business career, Leslie also became one of the country's leading croquet players.
“It was the one recreation that I took up seriously,” he says. “I joined a local club in Winchester and started playing tournaments. It seems like a closely guarded secret but there are actually about 5,000 serious tournament players in this country, and lots of excellent croquet clubs. There is a handicap system, similar to golf, but instead of going from scratch to 28 as in golf, it goes down in halves from 24 to -3. My handicap got to ½. I thoroughly enjoyed the game, was coached by an ex-world champion, and won lots of trophies. I was ranked 21 in the UK at one point and I also designed my own mallets.
“There are two forms of croquet: the simple one is called golf croquet, and the proper game is called association croquet, which is a cross between chess and snooker. It's very tactical and can take up to four-and-a-half hours. I love it and would be delighted to encourage my fellow residents to get involved and teach them to play properly.”
