Notting Hill Housing Trust is inviting tenders for construction work for multi-dwelling buildings and individual houses.

Tender: Providing a 24 hour, 365 day a year, resident focused, repairs service within specified timescales and to the highest technical standard. The contract will include electronic ordering and invoice processing.

The Notting Hill Housing Group's stock compromises approximately 25,000 dwellings of which 16,000 are tenanted and 3,500 are leasehold. The stock is spread across London and the Home Counties. The estimated overall spend for 2009/10 was £14m excluding VAT

TENDER: NEW BUILD RESIDENTIAL ACCOMMODATION
26 July 2010

Hyde Housing Association Limited is inviting tenders from suitably experienced and qualified consultants to join a nationwide framework to provide consultancy services to the Authority under framework agreements for affordable housing new-build residential accommodation projects.

Estimated total value of purchases for the entire duration of the framework agreement estimated cost excluding VAT Range: between £8m and £11m.

The principal focus of projects will concentrate on housing but will include elements of commercial and retail developments. The services under the framework agreements will cover the Authority's development programme across London and the East, South East and South West of England and will be for a duration of 4 years from the date of appointment of the framework agreements, although consultants should note that call-offs under the framework agreements may naturally extend beyond this period, depending on the duration of the relevant project timetable.

The framework will be procured in two Lots. Lot 1 shall be for architectural services. Lot 2 shall be for employer's agent, contract administrator, CDM coordinator and cost consultancy services. The Authority intends to enter into a form of framework agreement with each of the successful consultants, for each Lot.

Consultants will need to be experienced in partnered methods of procurement in relation to affordable housing schemes, working collaboratively with local residents and tenants, and developing homes for rent or sale (including on a shared equity basis). Interested consultants should be able to demonstrate both relevant knowledge and particular skills to provide the services described.

NEW FLAGSHIP BRENT HOMELESS CENTRE OPENS
26 July 2010

A landmark new centre in Brent will bring together services for homeless people and the community - with a tree at the heart of the building, highlighting its focus on growth and recovery.

The St Mungo's Pound Lane centre is an innovative, light-filled, environmentally friendly building designed from scratch on the site of a previous hostel. It provides living accommodation for 85 homeless people, comprising 48 hostel beds, 23 semi-independent rooms, and 14 self-contained studio flats for people with different levels of skills and need. First residents are moving in this month.

As well as accommodation, the centre will be a place for residents and community groups to take part in social and skills activities, from IT training to cookery, health, exercise and art classes. There will be a focus on offering people access into training and employment - Café 115 in the foyer, for instance, will be a training place where St Mungo's clients can learn catering skills through company Caterplus.

As a place of change where people can recover from homelessness, the new building has been designed by Churchill Hui Architects, with an emphasis on natural materials. A fig tree has been planted at the heart of the main building, while several roofs have sedum grass sown on top of them and there will be 'living walls' of climbing plants. Residents will also be encouraged to grow their own vegetables on site, building on the success of St Mungo's ten year old Putting Down Roots gardening programme for homeless volunteers.

A 78-bed hostel previously stood on the site, in a building which also served at one time as a base for territorial army soldiers. St Mungo's undertook the £9.2m refurbishment in partnership with Brent Council, which supported the scheme for funding through the Homes and Communities Agency's Places of Change programme.

Pound Lane community rooms are set to be used by Brent Adult Education Services and Brent Age Concern as well as a new social enterprise called Punch and Juicy - a business set up by a St Mungo's client which aims to make and sell smoothies in Café 115.

Charles Fraser, Chief Executive of St Mungo's, said: "Pound Lane is a flagship building, purpose-built to provide a special combination of high quality facilities that will be of benefit to both residents and the local community. It's an uplifting place, which we hope will be a haven for many people as they journey from distressing to better times in their lives.

"We look forward to welcoming many local neighbours and community groups into the centre over the coming months to see Pound Lane for themselves and help us make it grow into a real asset for Brent."

Councillor Bobby Thomas, Lead Member for Housing and Customer Services at Brent Council, said: "The completed centre will greatly improve standards of accommodation for homeless people in the borough and increase the range of services available to support their future including access to accommodation, work and education. This, in turn, will improve their life and their life chances."

ELMGROVE MAKES THE POINT

The developers of an ambitious high rise social housing development have been praised for their courage and conviction in overcoming difficulties that stood in the way of their vision.

LHA-ASRA not only pressed ahead with the 20 storey tower in Greenwich, on the site of a former nursing home opposite Plumstead rail station, but the contractors succeeded in bringing in the £25m project two months ahead of schedule.

Elmgrove Point is a distinctive landmark building constructed for the group, whose determination in seeing the project through drew praise from architect Daria Wong, a partner in Alan Camp Architects, who was involved in the scheme from the early stages of design and planning.

She said: “LHA-ASRA has been fantastic. For a social landlord to be building a tall, high-quality scheme like this is a very confident development to undertake.”

The project - the latest in a string of blue chip niche developments which have delivered striking, well-designed, sustainable accommodation for LHA-ASRA's customers - evolved slowly as it was a complicated and major investment.

But it has resulted in a scheme with high visual impact that William Cornall, group director of development and regeneration, believes will appeal not just to the affordable rent market, but also to young professionals moving up the housing ladder.

Cornall said: “Ultimately it's a resounding vote of confidence for Plumstead. We are an ambitious and growing organisation, as I think people can see from the scale and design of this project, and have a growing reputation for design excellence.

"In addition, we are willing to innovate and take a different approach of this development, which is why we only work with the best architects, consultants and construction companies - organisations with the skills to match our vision.”

Elmgrove Point encountered a number of major obstacles between planning and completion - including a lengthy setback when contractors moved on site and discovered they had to contend with two 3.5 metre sewers lying below the surface. Progress slowed significantly while permission was obtained from the water authority to allow work to start.

Construction finally began on the project, which is providing 119 high quality affordable homes for local people, in 2007. Elmgrove Point was due to be completed in August this year, but the success of the build programme saw the first tenants moving into their new homes in June - two months ahead of schedule.

Mr Cornall added: “I’m delighted that Elmgrove Point has been completed ahead of schedule and that we’ve been able to allow tenants to move in and begin enjoying their new homes at the start of the summer. The development has attracted a lot of interest, with 50% of the units being allocated before construction was complete.”

ST GEORGE SPENDS £168,000 ON GREEN IMPROVEMENTS

St Georges Community Housing has spent £168,000 on ‘green’ improvements across Basildon’s estates including a community garden for local children to grow their own plants and flowers.

The funding, which has been allocated for environmental and estate improvement works, has been spent on general groundwork in the area including clearing rubbish, pruning trees and installing bollards to protect grassed areas. The Basildon ALMO has also revamped a football pitch and children’s playground to encourage community cohesion and boost tenants’ sense of pride in their local area.

To kick-off the initiative St Georges held a rubbish amnesty to encourage residents to dispose of unwanted items in an environmentally friendly way rather than dumping them on verges and in gardens.

The community garden, in Stagden Cross, has been one of the most successful initiatives with ten local children taking complete responsibility for maintaining the flower beds. St Georges Community Housing supplied the youngsters with watering cans, trowels and kneeling pads while Basildon Council’s Parks Officer Terry Simmons taught them the gardening basics.

Steve Shynn, Interim Chief Executive said: “The work carried out in Stagden Cross has not only revamped the whole area, giving it a fresh new look, but also developed important social links between tenants who now have attractive communal areas in their community in which to meet and interact. The garden in particular is very popular with the local children who are taking great pride in maintaining it which is fantastic to see.”

Mr Shynn said that the project, which was the result of the combined efforts of Community Warden Steve Doyle and PCSO Dean Chesterman, said that the work was a great example of successful partnership working between St Georges Community Housing and Essex Police.

He said: “The improvements have also strengthened the relationships across the community. Many residents now know our staff by name which encourages them to come forward with their housing needs or simply for help and advice.”

RESIDENTS TAKE PART IN A LONDON-WIDE SPORTS DAY CHALLENGE
26 July 2010

Families from across the city have taken part in the final heat of Southern Housing Group’s inter-estate sports contest at Newham Leisure Centre.

The London-wide sports day was part of Activate London, funded by the Big Lottery. Residents competed in activities, including javelin throwing, 50 and 100m races, egg-and-spoon and sack races, high and long jump contests, face painting, slide resistance and a basketball competition. Medals were given to participants achieving personal bests, and winners received inscribed trophies.

The Group’s Social and Economic Regeneration Director, Anabel Palmer, said: “We house over 66,000 residents across London and South East England, and are committed to supporting our residents in leading healthy and active lifestyles.

“The inter-estate games have been a really fun way of introducing families to sporting activities, and where better to hold an inclusive sporting event than at a future Olympic venue? A big thank you to everyone who volunteered their time to make the day such a success.”

Mum of four, Afria Khatun, from Timber Wharves in Tower Hamlets, said: "I thoroughly enjoyed myself. It was a day to remember. It was action packed with activities for children and adults."

RESIDENTS SUPPORT HORNSEY ESTATE ACTION DAY
26 July 2010

Local Homes for Haringey residents from the Chettle Court estate in Hornsey, have taken time to meet with their Decent Homes contractor, health professionals, the Safer Neighbourhood team and staff from Homes for Haringey as part of an Estate Action Day.

While younger residents enjoyed face painting and bouncy castle merriment in the sunshine, tenants and leaseholders discussed the decent homes programme, had their BMI’s read courtesy of the Primary Care Trust, met their ward councillor and took advice on a range of services provided by Homes for Haringey including rent and repairs.

“It was nice to have the opportunity to see a lot of old and new faces and feel part of the community,” said Amanda Patten, who has lived on the estate for 23 years and attended with her daughters Toni –Georgia (3) and Louise (18).

The event was held in the Community Centre on the estate last Friday, 16 July.

Tenant, Adliye Sarica, who lives in one of the 147 properties on the estate, also attended the event with his two children: “I found it useful, particularly as there was an interpreter to assist me in finding out more about healthy recipes and lifestyle choices, as well as details about the decent homes programme and making sure my home is secured.”

Jackie Thomas, Head of Housing Management, added: “Boroughwide Estate Action Days were introduced so that tenancy and estate management staff along with our contractors and partners can spend the day with residents, providing information, picking up litter and noting any repairs or concerns that are brought to our attention.”

    BENEFIT CAP COULD PUTS 750,000 IN LONDON AND SOUTH EAST AT RISK

    Housing benefit caps put 750,000 at risk of losing their home in London and south east – as Government prepares to publish its official impact assessment

    More than 750,000 people are at risk of losing their homes in London and the south east because of caps being introduced on housing benefit from April next year, according to a campaign group.

    The National Housing Federation says that the benefit cuts could effectively force low income families out of large parts of London and the south east. It says its research shows that 425,000 people in London are at risk of losing their home, while 326,250 people in the south east are at risk of losing theirs.

    It added that the impact of the housing benefit cuts was likely to lead to the highest number of people ending up homeless in Britain for more than thirty years. The Federation is calling for the Government to set up a poverty commission to look at the impact of housing benefit cuts on the poor.

    The scale of problems caused by the proposed housing benefit caps is revealed on the day the Government prepares to publish an impact assessment of the changes introduced by the Chancellor during the Budget. The Federation says that it is vital that ministers acknowledge just how catastrophic the changes to housing benefit could be.

    In his Budget, the Chancellor imposed caps on housing benefit of £400 a week on any property with four or more bedrooms, and £250 a week for a two bedroom home. The Chancellor also decided that instead of people on benefit being able to claim rent of up to half of the local market average rent, they will instead be only able to claim up to one third of the local market average rent.

    And unemployed people who claim Job Seeker’s Allowance for 12 months will also see their housing benefit fall by 10% under the controversial plans. The result of the introduction of caps on housing benefit and the ruling that people will only be able to claim up to one third of the local market average is that thousands of lower income families will not be able to afford to live in many parts of London – such as Islington, Camden and Southwark – and the south east.

    While many people will look to move to cheaper accommodation, there will not be enough housing in parts of London and the south east within the cap levels to go around. Many others will quickly fall into arrears and be evicted.

    In some cases, local authorities may be legally obliged to house those evicted – with some ending up in expensive bed and breakfast properties. In other cases, councils may not have to re-house them and they could end up on the streets.

    There are currently around 140,000 people homeless in Britain, which is down from a peak of 174,503 people in 2003 – the highest figure since modern records on homelessness began in 1980. The Federation believes that the combined effect of the Government’s raft of proposed changes to housing benefit will lead to at least 200,000 people being at risk of becoming homeless.

    Federation chief executive, David Orr said: “If the Government presses ahead and introduces harsh housing benefit cuts more than 750,000 people would be at risk of losing their home. The housing benefit caps could see poorer people effectively forced out of wealthier areas, and ghettoised into poorer neighbourhoods.

    “Some people affected by housing benefit caps may successfully find a home in cheaper areas, but many will end up in expensive bed and breakfast accommodation, while thousands will simply become homeless.

    “Unless ministers urgently reconsider these punitive housing benefit cuts, we may see more people sleeping rough than at any stage during the last thirty years. An independent poverty commission should quickly be established to assess the impact cuts to housing benefits will have on the poorest.”

    He added: “For many people, particularly those with disabilities, moving could be an enormous upheaval. It will also disrupt the education of thousands of children. The resulting impact on people’s lives would be huge – as would the cost to the taxpayer.”

    ISLINGTON URGES GOVERNMENT: 'LET US BORROW TO BUILD'

    Islington Council has welcomed proposed government changes to the way social housing is funded but asked that no cap is put on the amount it can borrow for new home building.

    The Department for Communities and Local Government (DCLG) proposals will give local councils much-needed control over the services they provide and enable them to anticipate - rather than react - to local housing need.

    Islington has a severe shortage of affordable housing and the new administration has made it a council priority to give everyone a decent home to live in. But the existing national housing subsidy and finance system gives little encouragement to new council home building and little transparency for social housing tenants on what proportion of their rents went on management, repairs and maintenance.

    Cllr James Murray, Executive Member for Housing, said: "We want to borrow more to build more. We don't think it's fair that a cap is imposed on our borrowing - particularly for new home building when we have 3,000 living in overcrowded housing. Nor is it fair that our surpluses are redistributed across the country when we could reinvest them here to help keep our council homes decent."

    The government is consulting local authorities on dismantling the current national housing subsidy and finance system and replacing it with the proposed devolved self-financing system.

    Under the present system, surpluses held by council housing departments are reallocated to other boroughs. But Islington believes devolving the funding, management, and quality standards of council housing from Whitehall to Town Hall will eradicate most of the underlying problems with the current system and give residents more of a say in their housing.

    Islington has estimated that keeping its surpluses would give the council an extra £850m to spend on repairs and improvements over thirty years, guaranteeing that the Decent Homes standard is maintained over time.

    Cllr Murray continued: "In these tough economic times the self-financing system offers better value for money for councils than the alternatives. We welcome the proposed dismantling of the HRA subsidy system on 1st April 2011."

    Forty per cent (10,200 homes) of the council's housing stock is bed-sit or one bedroom in size but the greatest need for newbuilds is family-sized accommodation of two bedrooms or more. Since the council resumed building new homes in 2008, work has started or completed on 68 two and three-bed flats and houses.

    Islington has asked the government not to cap the anount it can borrow, so it can build as many new homes as resources allow. There is capacity to build at least 50 new family homes a year at a cost of £404m over thirty years - and possibly even more if resources are available.

    Islington is increasing the supply of family units through de-conversions to larger units, a new build programme, and incentive packages for under-occupying households to move to smaller accommodation freeing-up larger family-sized homes for other households in housing need.

    WILLMOTT DIXON SECURES £20M HOUSING WORK WITH CIRCLE ANGLIA

    Willmott Dixon has been appointed by Circle Anglia for two new housing projects worth over £20 million that will create 194 new homes.

    The largest is the £16.4 million contract for Bell Green, located in Sydenham, Lewisham, which will see Willmott Dixon design and build accommodation providing 156 new apartments and commercial space. The housing will be completed in July 2012 and includes 85 homes for social rent and 71 for shared ownership.

    This scheme is part of a multi-phase redevelopment programme on the former Bell Green gas works site that will create new homes, businesses and employment within Lewisham.

    The second scheme, Gosterwood Street in Deptford, is worth £6 million and consists of 38 flats available for affordable rent and will be completed in August 2011. This site is immediately adjacent to a £13M development of 89 flats and commercial units built for Circle Anglia in May 2010.

    Willmott Dixon is also working with Circle Anglia to transform Mardyke estate in Rainham into Orchard Village, replacing several large 1960s-built blocks of flats with new living accommodation and recreational space.

    BARKING REMAINS COMMITTED TO COUNCIL HOUSE BUILDING

    Barking and Dagenham Council remains committed to building council housing for local people, the council's Assembly was told.

    Housing portfolio holder, Councillor Phil Waker made clear that despite changes in government housing strategy, the council would remain committed to its programme of building new council homes for local families.

    Cllr Waker said: "While there may be changes in government's strategy and approach to the provision of social housing, this council remains 100 per cent committed to providing local people with council homes.

    "We recognise that we are now operating in a much more difficult financial climate, nevertheless we are determined to maintain our commitment to building new council homes. Barking and Dagenham have led the way in London and the country in pursing a housing strategy focused on building council housing. We will not drop that commitment.

    "We are already building 142 new council houses for local families and we aim in future years to build even more. By building new council houses we are doing something positive to tackle the housing shortage and helping improve lives - giving local people a decent place to live on a permanent basis. This means they won't end up paying extortionate rents in the private sector, the bill for which is often picked up by the council tax payer in the form of housing benefit.

    "As well as building new houses we also want to improve our existing housing estates. That's why we've committed to demolishing some of the worst housing on three of our flatted estates - Goresbrook Village, Leys and Gascoigne East. We will be consulting residents soon about how we should best take this forward."

    SHG HELPS TAKE THE ‘HUNGER’ OUT OF HUNGERFORD PRIMARY SCHOOL

    Parents and pupils of Hungerford Primary School and Children’s Centre in Islington have taken part in four-week healthy eating and cooking project.

    The project was delivered by Southern Housing Group as part of Activate London, a London-wide initiative, which aims to improve the health and lifestyle of all Londoners.

    Parent sessions were set up to help mums and dads to learn about making healthy, balanced meals and practice their new skills. Children took part in fun, interactive sessions to introduce them to new foods, learn about the importance of a fruit and vegetable-rich diet and encourage them to enjoy eating healthily with their parents.

    Nutritional Therapist, Deborah Ricketts, said: “Parents and children have responded so well to the sessions. Parents have chosen what they want to cook each week, so they have enjoyed what they’re making and the meals are something they really want to make at home.

    “The children have been learning about the foods that make up a healthy diet and have been making a range of healthy snacks, from tortilla wraps to vegetable kebabs. The sessions have given everyone an enthusiasm for varied, healthy food.”

    Headteacher, Brian Bench, said: “Learning about nutrition at an early age helps to give children the right attitude towards healthy eating and the knowledge needed to make the right food choices. The parent sessions have meant that mums and dads can join in their children’s enthusiasm for the topic and continue to make healthy meals at home. This project is the result of a positive partnership with Southern Housing Group, which I’m sure will continue.”

    LEWISHAM LAUNCHES HOUSING SAFEGUARDING AGREEMENT

    Nine housing providers in south east London have signed up to a new Housing Safeguarding Agreement, launched by Lewisham Council.

    A number of high profile Serious Case Reviews highlighted by the national media involving child neglect, and cases involving vulnerable elderly adults and adults with mental health problems, became a key motivator for housing staff at Lewisham Council to look at what could be done to help protect vulnerable people living in the borough.

    The Housing Safeguarding Agreement was developed by Lewisham Council following a successful application to the Tenants Services Authority (TSA) for funding, under its Local Standard Pilot Programme, to develop a local standard for vulnerable tenants.

    A huge number of people are involved in visits to households on a daily basis, from housing officers to repairs contractors. Many come into contact with vulnerable people during the course of their day-to-day duties living in households in unsanitary conditions; households whose health, safety and well-being are at risk. Housing staff at Lewisham Council agreed that there was a need for workers who visited peoples’ homes to be able to identify signs of neglect and risk, and, importantly, to know to which organisation to highlight their concerns.

    Mayor of Lewisham, Sir Steve Bullock, said: “We are very pleased that our housing partners have worked with us to develop this very important agreement. Housing providers have a social and moral responsibility towards their residents and must ensure that the most vulnerable have a voice. It is incumbent upon all of us to deliver services, and establish standards that protect the most vulnerable in our society.”

    Lewisham used the £9,000 it received from the TSA to work with the main housing providers in the borough, as well as its own Adult Social Care and Children’s Social Care services, to identify training needs and to develop a recognised reporting system that each will use.

    The agreement is believed to be the first formalised local authority and housing provider protocol in place in London, outlining duties towards safeguarding children and vulnerable adults. The Council now hopes to engage with other local authorities, to share the Agreement as an example of good practice.

    Marion Saunders, Chair of Lewisham’s Safeguarding Vulnerable Adults and Children’s Boards, said: “This agreement is a valuable tool that will enable staff and contractors to become aware of the environment around them, to be able to spot key signs that indicate that all may not be well. We all have a duty to care for our fellow mankind; by the nature of peoples’ vulnerability, they may not have the opportunity or freedom to speak out. If this agreement helps only one person to be safe from harm and avoid a tragedy, then it will have been successful.”

    The nine key housing providers in Lewisham who have signed up to the agreement are: Lewisham Homes; Regenter B3; Affinity Sutton; Amicus Horizon; Family Mosaic; Hyde; Hexagon; London and Quadrant (L&Q) and Phoenix Community Housing. By doing so, each has signified its commitment to ensure that their staff, and contractors used by them, are safeguarding-aware and know who to report signs of neglect, abuse or harm to.

    TENDER: NEW BUILD RESIDENTIAL ACCOMMODATION

    Hyde Housing Association Limited is inviting tenders from suitably experienced and qualified consultants to join a nationwide framework to provide consultancy services to the Authority under framework agreements for affordable housing new-build residential accommodation projects.

    Estimated total value of purchases for the entire duration of the framework agreement estimated cost excluding VAT Range: between £8m and £11m.

    The principal focus of projects will concentrate on housing but will include elements of commercial and retail developments. The services under the framework agreements will cover the Authority's development programme across London and the East, South East and South West of England and will be for a duration of 4 years from the date of appointment of the framework agreements, although consultants should note that call-offs under the framework agreements may naturally extend beyond this period, depending on the duration of the relevant project timetable.

    The framework will be procured in two Lots. Lot 1 shall be for architectural services. Lot 2 shall be for employer's agent, contract administrator, CDM coordinator and cost consultancy services. The Authority intends to enter into a form of framework agreement with each of the successful consultants, for each Lot.

    BRENT GETS GREEN LIGHT TO BUILD MORE AFFORDABLE HOUSING
    28 July 2010

    Brent Council is celebrating having secured over £140m worth of major private investment to build 384 affordable homes across the borough over the next two and a half years.

    The money has come from the Barclays Capital and Nord bank after a deal between the council and the Hyde Group, which has nominated a subsidiary, called Brent Coefficient, to bring the project to completion.

    The private financial initiative to deliver the homes has also received £37m from the Homes and Communities Agency. The council had already managed to attract significant private investment to the tune of £65million in 2008, to complete 215 new homes for homeless families and two residential care schemes as part of the first phase of the scheme.

    This latest cash injection means that the council can now go ahead with the second phase to construct a further 169 units - an achievement all the more impressive given the current financial climate. Bouygues UK Limited will be responsible for building the properties.

    Director of Housing and Community Care, Martin Cheeseman, said: "Securing this funding is a major achievement for Brent and something of a coup in the current economic downturn when many local authorities are having to shelve their plans to build desperately needed, affordable housing for their residents. I would like to thank all of our partners involved in bringing this project to fruition and I look forward to the successful working relationship going forward."

    Lead Member for Housing and Regeneration, Councillor Bobby Thomas, said: "I am thrilled that we have the go-ahead to complete the second phase of this major building scheme that will transform the lives of so many of our residents and the landscape of our borough. Schemes like this illustrate how much can be done when the public and private sectors work together and everyone involved in making it happen should be rightly proud of their achievements."

    Bob Kerslake, Chief Executive of the HCA said: "It has been a pleasure to work with Brent and the Barclay, Nord and Hyde housing group in developing and funding the plans for both phases of this scheme.     Construction of phase two of Brent's affordable housing scheme has already commenced and the entire project is expected to be completed by December 2012.

    AMICUSHORIZON RESIDENTS CELEBRATE SUCCESS

    AmicusHorizon’s London and Surrey residents have taken part in a presentation ceremony to celebrate the Resident’s Training Programme 2009 – 2010.

    Residents designed and developed the programme for residents. Certificates were awarded by AmicusHorizon’s Regional Director for London and Surrey, Asif Choudri to all who took part in the programme.

    Resident, Najiba Karim said: “I have gained so much confidence. Attending the programme has had a great impact on me. So much so, I recently passed my driving test!”

    The programme consists of 12 courses, including financial and presentation skills, effective communications and two courses specific for young people; conflict and resolution, and crime and consequences. More than 480 places were taken, with over 100 residents going onto complete more than one course. Over 80 young people completed the two courses specifically held for them.

    Janette Johnson, one of the residents who designed the programme, said: “I’m looking forward to the launch of the new programme in September 2010.”

    CENTREPOINT CHOSEN FOR MYGAMES PROGRAMME

    Centrepoint has been chosen as a partner organisation inspiring and connecting young people to the magic and values of the 2012 Olympic and Paralympic Games through the mygames programme.

    The programme is connecting 16-25 year olds with volunteering opportunities across England, with core Olympic values: excellence; respect; and friendship, central to the project. Promoting these values and tapping into young people’s enthusiasm for the games, volunteering charity ‘v’ intends to work with partners to create Olympic-inspired projects around five themes of Culture, Education, Environment, Health and Sport.

    Centrepoint has generously been awarded £160,000 from ‘v’. The youth homelessness charity will aim to give a population of young people, who, being homeless, often can be marginalised from national events, the chance to live and breath the values of the games.

    Through Centrepoint’s ‘Challenge wise’ programme Centrepoint will enable homeless young people to volunteer in challenge events, including residential projects and the Duke of Edinburgh award, broadening their horizons and building their courage and determination.

    Centrepoint will also enable young people to take part in a tailored mentoring programme, training young people in and out of Centrepoint to become mentors supporting newly homeless Centrepoint young people and other young people in the local community who are risk of homelessness. They will draw on the Olympic values of respect, inspiration and friendship. In addition Centrepoint young people will lead on creating and delivering a series of Olympic themed community events.

    Centrepoint CEO, Seyi Obakin said: “This is a wonderful opportunity for us to provide the young people we support with the skills to fully participate in their communities, taking as much control over their own lives as possible. We give homeless young people the support to help them aim high and realise their potential, build good relationships, have the confidence to face their challenges, and to have the drive to succeed and to inspire each other.”

    Children and their parents have graduated in healthier lifestyles at Chelsea and QPR Football Clubs.

    Shepherds Bush Housing Group organised graduations for 18 families who completed their ten week MEND (Mind Exercise, Nutrition, Do-it) courses. Coaches from Chelsea Football in the Community and QPR in the Community Trust coached on sports and activities to do at home. SBHG’s nutritional experts helped them learn about healthier diets.

    In total, 146 families have now completed MEND courses. SBHG research shows that, as a result of the course, each family member will spend five hours a week more doing exercise and 11 hours less watching TV or playing computer games.

    Earl Fairclough, community health promotion officer at SBHG, said: “MEND transforms people’s lives. Children are happier, more confident, have new friends and are healthier.

    “Our course is unique because it brings together children and parents to learn how to live healthier lives, working with some of the best football coaches in the country. That’s what gives results that can last a lifetime.”

    Shakeel Rouf, an 11 year old who attended his graduation, said: "MEND makes exercise fun. My favourite session was when we went to the supermarket and learnt about how to buy healthy foods."

    MEND is run by Staying Put Services, a registered charity which is part of SBHG.

    WESTMINSTER RESIDENTS CELEBRATE GREAT COMMUNITY SPIRIT

    Over 1,000 Westminster residents attended the CityWest Homes’ annual Great Communities Day on the Churchill Gardens estate in Pimlico.

    The glorious sunshine added to the spirits of residents and community members who all celebrated with gusto the strength and character of the local community.

    The diversity of Westminster was well represented with a performance from ‘Bollywood Dollywood’ an Indian dance group, Latin Zumba dancing, British tunes from Fearne, an all-day French parkour workshop and several international food stalls.

    Local Pimlico band, Nothing Serious, roused the crowd singing much loved classics including ‘Delilah’ – impressing the writer of the song, Barry Mason, who was in the audience.

    The day culminated in the presentation of the Great Communities Award for a resident who provided outstanding service within the Westminster community.

    Presented by the Lord Mayor, Councillor Judith Warner, Maria Johnston took the award for her extensive community work in the Queen’s Park area and was given £300 to spend on something which would benefit the local community.

    Rose Cleary, Cathy Finnigan and Mary Doherty were awarded runner-up positions, all receiving £100 pounds for their local communities.

    CityWest Homes Chief Executive, Mark Hoyland said: “We are absolutely delighted that so many Westminster residents attended this event. This was truly an event for all ages. It was terrific and I would particularly like to thank the residents, volunteers and our partners at the Churchill Gardens estate who all played such an integral part in making this day a huge success.”

    MONSTER DAY OUT FOR HOMES FOR ISLINGTON RESIDENTS

    Homes for Islington residents have had a monster day out at their fun day on the Kings Square estate.

    Nearly 300 residents and the mayor turned out to join in the fun put on by staff from Homes for Islington’s Old Street office.

    A barbeque with food provided by Mulalleys gave the crowds energy to take part in an Arsenal Positive Futures kickabout area, gladiator fighting sticks and a couple of obligatory bouncy castles.

    For those wanting a more sedate experience, there were stands to watch wool being spun or to make clay bowls and facepainting. The event concluded with a raffle full of impressive prizes donated by Kier, Arsenal and local establishments – Fish Central and trendy Look Mum No Hands!

    TENDER: NEW BUILD RESIDENTIAL ACCOMMODATION
    29 July 2010

    Hyde Housing Association Limited is inviting tenders from suitably experienced and qualified consultants to join a nationwide framework to provide consultancy services to the Authority under framework agreements for affordable housing new-build residential accommodation projects.

    Estimated total value of purchases for the entire duration of the framework agreement estimated cost excluding VAT Range: between £8m and £11m.

    The principal focus of projects will concentrate on housing but will include elements of commercial and retail developments. The services under the framework agreements will cover the Authority's development programme across London and the East, South East and South West of England and will be for a duration of 4 years from the date of appointment of the framework agreements, although consultants should note that call-offs under the framework agreements may naturally extend beyond this period, depending on the duration of the relevant project timetable.

    The framework will be procured in two Lots. Lot 1 shall be for architectural services. Lot 2 shall be for employer's agent, contract administrator, CDM coordinator and cost consultancy services. The Authority intends to enter into a form of framework agreement with each of the successful consultants, for each Lot.

    L&Q GETS GOOD REPORT FROM TSA
    29 July 2010

    A new report by the Tenant Services Authority (TSA) has found that L&Q is well run and financially strong.

    The Regulatory Judgement is a report prepared by TSA to summarise their overall assessment of L&Q and whether they feel it is financially viable and properly governed. TSA issued the judgement because L&Q has recently completed the rationalisation of its group structure to simplify governance and provide more cost effective services to residents.

    The assessment also looks at the key challenges facing L&Q as it strives to improve resident satisfaction and deliver the other goals in its five year plan.

    The TSA found that L&Q “meets the requirements set out in the governance and viability standard of the Regulatory Framework in relation to financial viability”.

    Their judgement concludes: “The results show that L&Q’s financial condition has remained strong during a period when its business plan has been tested following the downturn in the financial and housing markets. “The group is a major Homes & Communities Agency development partner...The group has a good track record, over recent years, in terms of managing its activities within budget.”

    The TSA found that L&Q is “properly governed”.

    The judgement concludes: “The governing body gives effective leadership control, has a wide range of skills and experience and, supported by appropriate governance and executive arrangements, is improving its own performance and that of the organisation.”

    The judgement also notes that L&Q has extensive resident involvement arrangements; members of the Group Board possess a wide range of skills, competencies and experience appropriate to the leadership of a large and complex organisation; and has a comprehensive approach to risk management that is fully embedded across all parts of the group.

    DURKAN WINs £1.5M WALTHAMSTOW CONTRACT WITH ISHA
    29 July 2010

    Durkan has been awarded a £1.5m contract by Islington and Shoreditch Housing Association to construct a mix of much needed homes in Walthamstow.


    Durkan’s project will involve the demolition of a former petrol station and the removal of existing underground tanks to make way for the construction a five-storey apartment block, providing 32 homes for affordable rent, shared ownership and private sale.

    The homes are in a mix of 1 to 3 bedroom apartments, ensuring that families are provided with enough space to live comfortably.

    As well as one ground floor apartment being fully wheelchair accessible, the development employs innovative measures to reduce energy consumption. A solar thermal water heating installation will be provided and energy efficient condensing boilers installed in to each apartment to meet Code for Sustainable Homes Level 3. The outdoor space will include a landscaped communal garden, enclosed space for 32 bikes and a garage for 16 cars.

    Managing Director of Durkan, Robert Clark, said: “We are delighted to be working with Islington and Shoreditch Housing Association on this exciting new development in Walthamstow. Durkan continue to produce quality, innovative and sustainable developments by combining our expertise and strength with our clients' commitment to meeting local housing needs.”

    The project is part of the Northern Olympic Fringe Area Action Plan to improve the local area.

    BARKING AND DAGENHAM MAKES GOOD PROGRESS ON NEW HOMES

    Good progress is being made at the new Barking and Dagenham Council house building sites.

    Panels have been put up at Bromhall Road, Dagenham, as part of the structure of the three houses being built on the site. Elsewhere preparation works are almost finished and foundations will be laid in the next few weeks.

    Cllr Phil Waker, Cabinet Member for Housing, visited Bromhall Road to see the panels being put up by contractor United House.

    Cllr Waker said: "It was very satisfying to see the panels going up. It is great to see the new houses taking shape in front of our eyes. It won't be long now until local families are moving in and enjoying the benefits of a brand new house."

    The council has committed to build 142 new family sized council houses. The first phase, made up of 49 houses, is split across four different sites: King William Street Quarter (ex-Lintons) in Barking Town Centre; Essex Road in Barking; Bromhall Road in Dagenham; Rogers Road in Dagenham and Highland Avenue, also in Dagenham.

    All the houses will be owned and managed by the council and rented out to local families on the housing waiting list. The first set of tenants were chosen earlier this year through the bidding process and will start moving in later this year.

    Cllr Waker added: "As a council we are committed to improving the borough's housing stock by building as many decent-sized family houses as possible. This will not only benefit the families who move into those properties, there will also be a knock on effect with other properties being freed up, helping people further down the waiting list."

    BRENT HOUSING DIRECTOR CALLS FOR LHA CAP RE-THINK
    29 July 2010

    Brent Council's Director of Housing, Martin Cheeseman is urging the Government to rethink the proposed caps to the Local Housing Allowance (LHA) which he believes will add further pressure to councils already overstretched housing resources.

    In a three-page letter to Richard Blakeway, Mayor of London's Director of Housing, Mr Cheeseman details why the proposed plans will put more strain on London council budgets and see more people homeless than ever.

    Although recognising the need for reform, Martin explains how putting a cap on LHA will result in the creation of no go areas for many families in much of the capital and multimillion pound shortfall in Housing Benefit payments that councils may have to pick up.

    He goes on to illustrate how the cuts will force thousands of families out of their homes to cheaper accommodation creating less socially diverse communities and put additional strain on councils to house those who end up homeless because they can no longer afford their rent.

    The changes will also undo much of the hard work councils have put in to prevent homelessness by working with the private lettings sector who may exit the market for HB tenants.

    Brent is working with other London Councils in the campaign to bring these very serious problems to the attention of the Department of Work and Pensions and is seeking the support of GLA, in order to influence policy makers in government.

    The overall aim is to address the need for reform whilst putting in place some practical solutions.

    ISLINGTON’S NEW COUNCIL HOMES TRANSFORM A DERELICT SPACE AND WIN AWARD

    Homes for Islington, working with Islington Council, has won a National Housing Design Award for their new council housing in Armour Close.

    The homes were nominated alongside some of the best design projects in the country. The four new family homes, designed by HFI’s in-house architects, were built on the site of old garages beside a Victorian prison officers’ block.

    One of the tenants who moved in their new home in October 2009 said: “We are thrilled to move into our new house, the space has been so well designed for our family and we are looking forward to our future here.”

    The homes with large skylights and large open spaces within the buildings to keep the homes bright and they are constructed to a high environmental specification with eco-friendly, energy saving features including highly efficient double glazing; rain water flush toilets; ground source heat pumps to provide sustainable heating and hot water; and green flowering roofs to add insulation.

    These ‘green’ features reduce residents’ energy bills and the negative environmental impacts made on the local area.

    Theresa Coyle MBE, Chair of the HFI Board said: "These new homes are looking great - I am so proud our residents are getting the very best housing. The development of the first new council housing in over 20 years is a big step. The recognition of the quality and design of Armour Close is a great bonus.

    “It is testament to the high quality of work and commitment of the architects’ team at HFI. It also shows the benefits that the close and effective partnership between HFI and the Council can bring. We are looking forward to developing and managing further new housing over the coming years.”

    Cllr James Murray, Executive Member for Housing said: "These awards recognise the clever use of space and design to create brand new family homes for overcrowded Islington families. Giving every Islington resident a decent home is one of our main priorities. So we'll continue to work with HFI, local housing associations and others to increase the supply of family homes through new builds, deconversions and tackling under occupation."

    This is the second set of awards that the first new council build projects in Islington for a generation have been praised for, after the Boleyn Road development was short listed for a Sustainable Housing award.

    The annual Housing Design Awards promote excellence and sustainability in home design and are sponsored by the Department for Communities and Local Government. This year’s Housing Design Awards are supported by RICS, the housing industry’s largest professional body. The awards are officially partnered by the industry's three key professional institutions, architects through RIBA, planners through RTPI and surveyors through the RICS.

    GENESIS COMMUNITY GRANTS NEARLY £40,000 TO COMMUNITY GROUPS

    Genesis Community, part of Genesis Housing Group, has held its annual awards ceremony at the Naim Dangoor Centre on Harrow Road, Westminster, where cheques amounting to £39,211 were awarded to 22 small grassroots community groups from across London.

    Through Genesis’ small grants programme, which is managed by Genesis Community, cheques for between £900 and £3,000 were awarded to the groups this year. The money will help these groups deliver local community-based projects that aim to create positive changes and opportunities for people in their neighbourhoods.

    The programme is made up of Genesis’ Community Chest fund and the Knowles Trust Fund. Groups can apply for funding of up to £2,000 from Genesis’ Community Chest, or up to £3,000 from The Knowles Trust Fund.

    Applicants need to show that their project ties in with at least one of Genesis Community’s three priority programmes: Employment, training and education; Older, and/or vulnerable people; and Young People.

    Genesis Community’s small grants funding programme began in 2005 to help community groups, at grassroots level, improve the quality of peoples’ lives and / or contribute to the social regeneration of their local or wider neighbourhood.

    There is a special focus on those communities within areas where Genesis Housing Group customers exist in London, Greater London, Hertfordshire and Essex, though it is not necessary for recipients to be customers.

    Performances were made on the night by the Pan-African Drum & Dance Theatre Group from Woodberry Down, who received a grant from Genesis Community in March to run drum, dance and storytelling workshops at Woodberry Down Primary School.

    Wills Morgan, an opera singer who participated in Genesis Community’s financial inclusion programme, sang a Bob Marley song with an operatic twist, which was very well-received.

    Vitolina Samu, Grants Officer at Genesis Community, said “We must give credit to these small community groups who strive to make a difference in society even during difficult economic and political times.

    “They exemplify the aspirations of what ‘Big Society’ means – many of them volunteering their time when they get home after work, and taking social responsibility to create stronger and better communities. They need support, whether financial, skills-based, or capacity-building, and Genesis Community is very pleased to be able to contribute.”

    EALING APPOINTS NETWORK ON RECTORY PARK ESTATE REDEVELOPMENT
    30 July 2010

    Ealing Council’s Cabinet has appointed Network Housing Group as preferred bidder for the multi-million pound redevelopment of the Rectory Park Estate in Northolt.

    This decision kick starts the total redevelopment of the estate. The council carried out a review of Rectory Park in 2007 and found that residents had low satisfaction with the estate as a place to live. They highlighted problems with anti-social behaviour, low quality public space, a lack of play space and generally low resident satisfaction with the condition of the properties.

    Many of the properties were built more than 50 years ago and are now considered to be poorly designed and do not meet current standards. The redevelopment will be addressing these problems by starting again from scratch. The entire estate will be rebuilt in phases with an emphasis on the provision of high quality housing and the provision of safe and welcoming outdoor spaces. Building work is scheduled to start in summer 2012.

    The decision has the backing of local residents who have been consulted at every stage of the process. A residents’ steering group was established in 2008 and has been closely involved in each phase of the bidder selection process, including meeting the companies bidding for the work.

    John Hopkins, chair of the Rectory Park Estate Residents' Association and lead member of the residents’ Steering Group said: "We are relieved and delighted to get to this important stage. The Steering Group has worked incredibly hard to improve living conditions and secure better quality housing for everyone on the estate and I want to thank them for their commitment.

    "Our relationship with the council has been a successful one and we can’t wait to move forward with the plans. The rebuild of the estate will provide better housing and a decent way of life for everyone."

    Council Leader, Councillor Julian Bell, said: "This positive decision means that the residents of the Rectory Park Estate will benefit from vastly improved housing and a safe and pleasant environment for their families.

    "Having been closely involved in the process I know the input of the Residents’ Steering Group has been crucial and I was delighted to join them on a coach trip to visit regeneration projects in other areas. We are committed to continue working closely with everyone who lives on the estate as our plans take shape."

    The council and Network are in the process of organising an event to give residents the chance to meet the team that will be working on the estate and identify their priorities for redevelopment. All Cabinet decisions are subject to call-in for a period of five working days from the date of publication of the minutes of the meeting.

    A new Group Chairman is to take the helm at the £650m LHA-ASRA Group.

    Shaukat Moledina, who will step down on September 9 after two years to devote more time to his business and other charitable activities, will be replaced by long-serving board member and Vice Chair, Sadru Visram OBE.

    Sadru said: “The Board and Executive are indebted to Shaukat for his achievements in helping to steer the Group through a period of substantial change. Under his stewardship, we have become more customer-focused, better managed, financially stronger, and commercially more astute. I am looking forward to building on his achievements and further enhancing the services which matter most to our customers.”

    Sadru has more than 30 years’ experience in the housing sector, is a board member of Notting Hill Housing Trust, and is former Finance Director of London & Quadrant Housing Trust. He runs Sprunt Solutions, which provides training and consultancy to the housing association sector, and is a board member of The Housing Finance Corporation.

    The LHA-ASRA Group comprises LHA, ASRA Greater London HA, and Nottingham charity Family First. With offices in Leicester, Nottingham, and London, it owns and manages more than 11,000 homes across an area extending from Nottinghamshire across Leicestershire and Northamptonshire, to London, and employs 547 staff.

    GENESIS COMMUNITY WORKS TO HELP HACKNEY RESIDENTS BACK INTO WORK

    Genesis Community has held an event with its partners at Clissold Park in Stoke Newington, Hackney, to help local unemployed people learn about the services available to them in getting back into employment or education.

    Around 50 local people attended the event which saw several local organisations represented, including At Work Talent, TNG, The Learning Trust, the Police Community Service team, and The Howard Road Community Centre.

    Ways into Work is a free, local service initiated by Hackney Council and run by its partners, including Genesis Community. It offers a full range of employment advice and support to Hackney residents. Participants in the programme learn how to manage themselves at interviews, and are given in-work support to help them build their chosen careers.

    Information on current job vacancies to help jobless people in the area become ‘job ready’ was available. Attendees also received advice on banking and benefits, as well as having an opportunity to meet other local people in similar situations to share support and information.

    A free lunch was provided for everyone who attended at the park café and there was a healing tent offering residents free health advice and massage treatments. The local Safer Neighbourhood Team was on-hand to give advice on local community safety, and to provide details on how to volunteer with the Metropolitan Police.

    Of the 50 people who attended on Friday, 18 registered to join the Ways into Work programme. Through Genesis and its partners (including nine other housing providers), the ‘Ways into Work’ programme engaged, in year one (2008/09), with over 2000 residents. 600 of these entered work and 65% of these were still employed after 13 weeks.

    PC Sarah Dodds, of the Police Community Service Officers team, said: “Our team had an extremely positive response from talking to members of the public who attended the event. They were very pleased to learn about the range of employment and / or training opportunities available through the Ways into Work programme. Our team were also able to give out information regarding the community Police programme in Hackney.''

    Iain Mackechnie-Jarvis, Head of Genesis Community, said: “Genesis Community works with communities to challenge the factors that contribute to social and economic deprivation. By working in successful long-term partnerships with organisations such as Ways into Work, we are able to create opportunities for people to improve their own lives by moving closer to their goals, whether into employment, education or training.”

    HOMELESS WRITE, RECORD AND PRODUCE OWN SONG

    Homeless men and women from St Mungo’s have joined forces, and voices, to write, record and produce their own powerful original track to mark the charity’s Action Week.

    Their song, Written on the Streets, was composed in just two days with the help of songwriter and musician, Chris Gregory and musicians from the band Yeah And She Has Red Lips Too.

    Using a song writing method loved by David Bowie, the ‘Cut up Technique’, it draws its inspiration from each contributor’s personal experiences and explores themes of being on a journey, taking detours and diversions and working out which way to take at a crossroads.

    After writing the song, the next step was to produce it. Other St Mungo’s residents and staff then contributed backing vocals. The finished track features more than 20 people and is an eclectic mix of pop, rock, rap and the spoken word.

    Endell Street resident, Esther said: “The project was a fantastic experience and a big eye opener for me. I have been writing songs on my own since I was 16 and it’s an area I can truly be me. When I write a song and then use the studio to record it, I feel I’m doing something with my time. This is something I have lots of at the moment being out of work.

    “My aim this year is to finish my own 13 track album and to finish a novel I started writing a couple of years ago. I’m also starting a singing course at City Lit in September as well as hoping to get a job.”

    Matt Catlow, Music Production Trainer at St Mungo’s said: “We’re very fortunate to have a recording studio in the hostel at Endell Street. It’s one way we can connect with residents and use music both as therapy and a way back into employment. We wanted to do something for St Mungo’s Action Week in June and came up with the idea of writing a song in two days. It was very intensive but the results speak for themselves. If people like the song, we’re asking them to make a donation so we can carry on continuing to support people back into work through our Pathways to Employment programme.”

    This year’s St Mungo’s Action Week focussed on Just the Job – supporting homeless people into work. The recording studio is one of the on-site activities offered through the St Mungo’s Pathways to Employment scheme at Endell Street.

    Only 4% of St Mungo’s residents are currently in work. Many are long term unemployed – 53% have not worked in the last five years, and 15% have never worked at all.

    Now everyone can get a chance to hear ‘Written on the Streets’ as St Mungo’s is putting it out on the web for free.

    EAST LONDON HOUSE PRICES UP 26% SINCE LONDON 2012 VICTORY ANNOUNCEMENT

    Lloyds TSB research has measured house price performance in the 14 postal districts located close to the Olympic Park.

    Some parts of London close to the main site for the London 2012 Olympic and Paralympic Games have seen a sharp rise in house prices since the capital was awarded the Games in July 2005.

    Homerton and Shoreditch – both in the borough of Hackney - have seen average property prices rise by 69% and 53% respectively, significantly above the Greater London average of 36%.

    There has, however, been a mixed performance in property prices with Stratford, the home of the Olympic Stadium, seeing only a 3% increase in average prices, slower than any of the other postal districts.1

    Suren Thiru, housing economist, Lloyds TSB, said: "Some areas close to the Olympic Park have experienced a sharp rise in property prices since London's successful bid to host the 2012 Olympic and Paralympic Games.

    “Part of this rise is likely to have been due to an increased interest in property in these locations from both buyers and investors as a result of the associated regeneration taking place. The picture, however, is mixed.

    “Looking forward, property prices across East London are likely to receive a boost from the legacy of improved infrastructure and transport links left by the London 2012."

    STATUS DOGS COLLARED BY TOUGH MEASURES

    All dogs kept in council properties will be micro-chipped and a 24-hour stray dogs’ service introduced as part of plans announced by Lambeth Council to clampdown on status dogs.

    Tenancy agreements could include mandatory dog chipping to support the action plan that was approved by the council’s cabinet. Other measures include more council officers trained in dog handling and tougher enforcement against irresponsible dog owners and illegal breeders.

    The plan follows a public consultation by Lambeth Council’s dogs’ scrutiny commission, which involved the RSPCA, Battersea Dogs' and Cats' Home, Lambeth Living tenants, and Lambeth Police. Tenants will be able to have their say through further consultation.

    Cllr Rachel Heywood, Cabinet Member for Community Safety, said: “This is an outstanding report which has already become an essential tool in tackling dog-related anti-social behaviour. It will enable the council to work more effectively in partnership with Lambeth Police and the RSPCA to take swift action to protect the public and stop abuse.

    “The vast majority of dog owners in Lambeth are responsible and we want to provide support to all those dog owners who love their dogs and look after them properly. However, there are a small number of people who breed and keep dogs for the sole purpose of intimidating others and using dogs as a weapon and we will not put up with that.”

    The 24-hour stray dogs’ service will provide outside office hours support to ensure stray dogs are taken to either a local authority kennel, or kennels operated by charitable or private trusts. Lambeth Police remain responsible for dealing with actual situations which involve dangerous dogs.

    Dog chipping involves a microchip the size of a grain of rice injected under the skin of the dog between the shoulder blades. The chip contains a unique code number, the dog’s name, age, breed and health as well as the owner’s name, address and phone number. When the chip is “read” by a handheld scanner the code number is revealed and the details can be checked on a national database.
