Moray Housing Partnership is a Registered Social Landlord based in Lossiemouth and serving most of the Moray region. It owns and manages just under 500 general needs units.

We are currently tendering for our internal audit services. This will initially be for a three year period with the possibility to extend this to six years. We are seeking tenders from audit companies with internal audit experience within the RSL sector.

    URH APPOINTS NEW CHIEF EXECUTIVE

    John Brewster
    United Residents Housing (URH) has appointed a new Chief Executive.

    John Brewster joins the organisation having previously held the position of deputy chief executive at Gateway Housing Association. He takes over on a permanent basis from Nilavra Mukerji who has been URH interim chief executive since September 2008.

    Chair of URH, Mary Simpson said: "John brings a wealth of experience and leadership to our unique organisation at a very important time. We are confident he will build on what Nilavra has achieved and will take us forward to success with our housing services inspection.”

    Councillor Lib Peck, Lambeth Council cabinet member for housing added: "I would like to welcome John to Lambeth and look forward to working with him to build on the good work his predecessor - Nilavra has already started, to improve housing services for local residents.”

    SHORT-NOTICE INSPECTION OF HYDE FINDS CROSS CUTTING AREAS WEAK
    08 February 2010

    The Audit Commission has carried out a short-notice inspection of access and customer care and diversity at the Hyde South East and found both areas to be weak.

    The inspectors looked at how good access and diversity were addressed when tenants ordered a responsive repair or had problems with anti-social behaviour. Inspectors found that the standard of the service is not consistent between different areas and between different staff and Hyde lacks information on residents' needs and profile.

    Hugh Boatswain, Lead Housing Inspector for London, said: “Many aspects of the service were below the standard we would expect of a large Housing Association. The website is not as informative as others, residents are not told enough about progress on services they are waiting for or the organisation’s performance. Overall satisfaction at 76% is in line with the worst 25% of housing associations nationally. Work on identifying residents who are not accessing services has been limited.”

    Strengths include effective customer care training is making a difference and the service is easy to access by telephone; and Hyde provides significant practical help to disadvantaged residents, helping them towards employment, providing money advice and enabing residents to participate in constructive activities.

    Weaknesses include low resident satisfaction with the complaints process and inadequate collection of satisfaction ratings for various services; residents find it difficult to understand how they can influence the service and Hyde is slow to carry out changes; Hyde does not know how representative most involvement structures are; Hyde lacks clear expectations of contractors on diversity; and the response to hate crime and domestic violence is not fully developed.

    TV SHOW DEMONSTRATES NEED FOR TOWER BLOCK FUNDING

    A Channel Four programme that features housing problems on a Dagenham housing estate demonstrates the urgent need for government to hand back the cash needed to refurbish its housing stock, Barking and Dagenham Council leader, Liam Smith has said.

    In Tower Block of Commons, four MPs are shown living on council estates across the country. The first programme showed Liberal Democrat MP, Mark Oaten spending a week in Goresbrook Village, Dagenham, and his efforts to organise a petition to demolish the three tower blocks there - Basset, Dunmow and Ingrave Houses.

    Currently, under the housing subsidy system known as the Housing Revenue Account (HRA), the council has to pay back more than £20m of its rental income every year to the Treasury to help pay off a national housing debt of £18bn. Money that could be used to refurbish and repair council properties.

    Cllr Smith said: "We are severely limited in how much we can do to improve our housing stock because every year we have to pay back more than £20m of our rental income to the government. It's time we got our fair share of housing funding to be able to implement a comprehensive refurbishment programme across the borough.

    "The council has been campaigning for an end to the HRA system for a number of years, culminating in last year's 'Stand up For Local Housing' rally in Westminster when local people and politicians demonstrated and petitioned for changes to this unfair subsidy to government to allow us to free up money for new housing.

    "If the government scrapped the HRA then Barking and Dagenham could invest serious money in refurbishing homes and building new ones. Sadly we can't change our housing stock overnight given the financial constraints we face but we will continue to lobby hard for more money from central government to improve all our housing stock.

    "Housing Minister John Healey is due to announce reforms to the HRA subsidy system in the coming weeks. He could give the people of Goresbrook Village and the wider borough a very early Christmas present if he allowed councils like our own to keep all or a much larger share of our own rental income.

    "I will be writing to John Healey this week in the wake of the Channel 4 programme to reiterate our call that the government should do the decent thing and give us back our money to enable us to provide quality homes across the borough for the people who need it most."

    Councillor Phil Waker, cabinet member for housing added: "The council remains determined to get a solution to all the problems of poor quality housing across the borough and will not give up the fight to keep and use our own rent money in order to do this."

    LAMBETH LIVING TENANT HAS NATIONAL VOICE ON SOCIAL HOUSING

    A Lambeth Living tenant has been elected onto the new National Tenant Council.

    Hilary Wears, a long time campaigner of tenant rights in Lambeth and one of the four executives on Lambeth’s Tenants’ Council, is one of 50 people picked from across England.

    The National Tenant Council is part of the National Tenant Voice, which is being set up to champion the rights and issues of social housing tenants. The council’s 50 tenants meet to debate and discuss key housing policy issues. Their goals are to react to government proposals and initiatives, and propose policies that will improve the lives of tenants.

    The role isn’t paid, but that hasn’t deterred Ms Wears who is passionate about the rights of social housing tenants.

    Hilary said: “I have an absolute driving passion for social justice, equality, and ensuring everyone has a voice.”

    Her priority is to see social housing become more accessible to those who need it. She’s optimistic the new National Tenant Council can make a difference to the quality of life of tenants throughout England, who she believes are living in a deteriorating housing stock which is also slowly decreasing.

    She added: “My aspiration is to provide a very clear channel of communication between central government and tenants. I feel it’s absolutely essential that tenants and residents in social housing can feed in at a national level.”

    The National Tenant Council had its first meeting last week, and aims to meet four times a year.

    SINGING STARS LIGHT UP HACKNEY

    Singing stars from Hackney have made their debut as the inspirational Sanctuary in Music project arrived in Hackney.

    The project, funded by Sanctuary Group, is giving people of all ages from across the borough the opportunity to develop their singing talents, build their confidence and improve self-esteem over a series of 26 sessions.

    As well as bringing residents from Hackney together, the project also equips them with the skills to take control of their futures and lead them into possible employment within the entertainments industry.

    The event was the opening night of the project and saw 11 residents, aged from nine through to 76 years, sing for the first time before family, friends and project leader and mentor, Johnny Pat.

    Participants now have four weeks before their first assessment where they will perform three songs live to a panel of judges who will grade them on appearance, content and ability. Sanctuary’s course is proving to be a success nationwide – the Hackney course is the fifth to be rolled out by the association and is being rolled out to other parts of the country.

    Sanctuary resident Johnny, 67, has plied his trade as front man for Johnny Pat and the Aces for the past 50 years and is passionate about getting residents up on stage to build their confidence. The project helps individuals build their confidence and self-esteem but it also provides valuable skills for life including giving them the ability to face job interviews.

    His work on the project and positive impact it has achieved has been recognised nationally; Johnny has been shortlisted for a number of awards in 2009 including Inside Housing’s Inspirational Tenant of the Year accolade and UK Housing’s Inspirational Colleague award.

    The Project was also shortlisted for the National Housing Federation’s ‘What we are proud of’ award – Yorkshire and Humberside region, which celebrates housing association run-projects that have improved the lives of people in their community.

    NEW PROBE INTO FIRE SAFETY IN LONDON’S RESIDENTIAL BUILDINGS

    The London Assembly Planning and Housing Committee is conducting a review of fire safety and building regulations, planning policies, construction codes and other guidance to assess their robustness.

    The review will concentrate on residential buildings in London, covering the distinctive fire safety aspects of both tall buildings that are already occupied, and timber-framed buildings, particularly during the construction phase.

    Fire safety issues are especially acute in the capital. Sixteen of the 19 boroughs in the UK where more than two per cent of the population live on the fifth floor or higher are in London.

    Chair of the Planning and Housing Committee, Jenny Jones, said: “There are many regulations and policies around fire safety but we need to be sure they are robust and are being translated into measures that cut the risk of a fire and save lives.

    “We will see more and more tall and timber-framed buildings in London. It is critical new-builds are fire-safe from the moment construction begins, and that our existing tall buildings meet safety standards."

    The terms of reference for the investigation are to identify existing planning policies and guidance as well as current regulations applicable to tall and timber framed buildings in London, for buildings under construction and subsequent occupation. To determine how effective building and fire safety regulations, together with the London Plan and other guidance, are in reducing the risk of and number of fire incidents in tall and timber framed buildings in London.

    They will also establish what the Mayor and Government can do through the London Plan and other guidance to address the issues and if amendments to current London-wide and national regulations are required.

    The review will establish the number of tall and timber-framed buildings in London and look at the forecast for the likely increase in their numbers. The Committee will host public hearings with experts and take written evidence from key stakeholders.

    A detailed review of existing regulations and guidance – including the London Plan – will be undertaken, with advice from independent technical experts. A full report of the findings will be published later this year.

    SHG BUILDS FOUNDATION FOR HOUSING APPRENTICESHIPS

    Housing stakeholders discuss future of apprenticeships
    Housing stakeholders discuss future of apprenticeships
    Southern Housing Group is championing housing sector support for the Government’s apprenticeship initiative.

    In recognition of National Apprenticeship Week, the housing association led an Apprenticeship Good Practice Forum at Stratford Town Hall to establish a sustainable housing sector apprenticeship strategy.

    Research carried out by the Office for National Statistics shows that young people have been the hardest hit by the recession compared to all other age groups. The Group’s aim is to use its role as a social housing provider to help young residents into work and equip them with the skills to benefit organisations. As a housing association, it is uniquely placed to address the barriers around employment for young people living in social housing.

    A range of policy-makers and operational organisations attended the forum to share their expertise, including the National Apprenticeship Service, the Homes and Communities Agency, Construction Skills (the Sector Skills Council for Construction), Breyer Group and Axis.

    Anabel Palmer, SHG Director, said: “The forum was an excellent way to share experience and ideas on which to base a workable apprenticeship strategy for the housing sector. As a social housing and community regeneration provider, the Group is perfectly placed to access and tailor programmes for the very people who will benefit most from the Government’s apprenticeship drive.

    “As the housing industry weathers the current economic climate, partnership working and best practice sharing will be particularly vital in ensuring the success of apprenticeship schemes in this sector.”

    Simon Waugh, Chief Executive of the National Apprenticeship Service, said: “The time is absolutely right for businesses of all sizes to take on apprentices, so we applaud SHG’s efforts in highlighting this. Our research shows that firms who take on apprentices have been in great shape to face the downturn. Last year saw a 7% increase in apprentices, that’s 240,000 young people freshly into the jobs market, with the determination to succeed.”

    OHG ORGANISES BANGLADESHI VISIT TO MAJOR

    Members of community organisation Island BWO (Bengali Welfare Organisation) and the Island Neighbourhood Project have seen London’s cogs working hard as they they visited the GLA.

    The visit was organised by One Housing Group’s Harun Rashid, Mohammed Maium of the Island’s BWO and Cllr Tim Archer as part of their community cohesion work with the community. Andrew Boff, Assembly Member, was on hand to give the group a tour of the building which included taking in the fantastic views of London.

    Mayor of London, Boris Johnson, welcomed the group and was impressed with the portfolio of projects that they deliver. He took the time to speak to the community representatives and listen to their ideas and suggestions of ways to improve dialogue with Bangladeshi organisations. Boris welcomed the idea of visiting the BWO centre to see first hand some of their good work, especially the gardening project that produces the Isle of Dogs’ famous hot chillies.

    Both Harun and Mohammed have been working with marginalised groups on the Isle of Dogs for many years now and in recent years have managed to get a host of community groups working under the umbrella organisation. The group consisted of Bangladeshi leaders from the Island who are working together under a united voice to bring positive change by means of more community projects, funding and a desire for additional community amenities.

    Mohammed Maium Miah said: “Members really enjoyed the visit to the GLA, especially meeting and talking to Boris Johnson and having the opportunity to provide their views and ideas about community needs and aspirations. The group welcomed the chance to highlight some of the work they have been doing and Boris was pleasantly surprised.”

    Harun Rashid added: “Meeting Boris Johnson was a fantastic beginning to the new year and has certainly given the group and the organisation as a whole a boost. Boris put the group at ease with his humour and listened attentively to the group. I felt very proud of the group, seeing them talk about the work they have been doing and listening to them raise their concerns and ideas with the Mayor as a collective. This really shows us what we can achieve if we all work together.”

    Cllr Archer said: “I am proud to be a local councillor in a ward where so much positive work is being done in the community. Today’s visit proves to us that London is working especially if you can have an audience with the Mayor and put your ideas and comments forward.”

    WANDSWORTH COUNCIL CUTS RENTS FOR TENANTS

    The vast majority of Wandsworth Council’s 17,000 tenants will see a reduction in their weekly rents over the coming year.

    Eight out of ten tenants will pay less to rent their council property from April, while for the rest their combined rents and service charges will be frozen at this year’s levels. The average saving works out at £1.10 per week for those receiving a reduction.

    The council has managed to peg back rents despite the Government setting a national guideline increase of £3.52.

    Cabinet member for housing, Cllr Martin D Johnson said: "Tenants will welcome any extra help they can get with their rent in the current economic climate. I’m pleased that we can achieve this reduction while continuing to invest in significant improvements to our housing stock."

    The council has also announced that it will invest more than £31m over the next 12 months on a programme of major refurbishments and upgrading of council-owned homes. This includes improvements to heating systems, new lift installations, rewiring, enhanced security measures and renewals of windows and roofs.

    Between April 2010 and March 2013, estate residents will benefit from more than £65m worth of refurbishments and improvements, with this figure set to rise even further as additional works are added to the capital programme in the financial years 2011/12 and 2012/13.

    Service charges paid by tenants on local housing estates also continue to provide good value for money. In a survey of London councils Wandsworth’s charges were found to be the lowest.

    BARKING COMMUNITY LAUNCHES

    Community television has taken to the airwaves to bring local information to places where people meet, shop and congregate.

    Dagenham and Redbridge Football Club will launch a 10 screen local TV network for the Borough. The ten 50 inch televisions, located in popular areas, will be going live and will be screening useful and entertaining information of local interest from organisations including the NHS, Barking and Dagenham Council, Police, community groups, business and colleges.

    The Community TV launch is a joint venture between the council, NHS Barking and Dagenham and local partners to help keep local people in touch with what's happening around the borough.

    The network films will show local initiatives, all filmed on location around Barking and Dagenham, such as health initiatives, crime prevention advice, education, national and local news, sport and weather. And there's an opportunity for local people of all ages and backgrounds to be part of the action as stars of these films.

    The Barking and Dagenham Partnership is looking for local people to act in these public interest films, which will be shot every three months.

    Bill Murphy, Corporate Director of Resources said: "Letting people know what's going on in the Borough is a priority for the Council and its partners. Community TV is great way of bringing real local news to residents in places where they visit, shop or meet.

    "We have seen the Community TV project working in areas where it has already been launched, and early reports show that the scheme is proving to be very popular. We will be talking to residents to see what sort of information they would like to see on the screens"

    Community TV screen locations include McDonald's in Barking and Dagenham, Asda Barking and Dagenham, Marks Gate Community Centre, Upney Lane and Broad Street walk in centres, Stour Road housing office, Goresbrook Leisure Centre and Wilkinson in Barking Town Centre.

    HYDE GROUP AWARDED TOP MARKS FOR FINANCIAL VIABILITY
    10 February 2010

    The Tenants Services Authority has awarded The Hyde Group the top green rating for the third year running.

    This recognition follows an Annual Viability Review which assessed Hyde’s viability and financial performance. The TSA review focused on Hyde’s future financial plans audited financial statements, treasury reports and the TSA quarterly credit survey.

    This acknowledgement of Hyde’s financial secure financial position follows on from the Group being rated ‘Aa2’ by Moody’s Investors Service, the global ratings agency.

    Group Finance Director, John Unsworth, said: “This latest rating is to Hyde’s credit in a difficult economic climate.

    HARINGEY APPRENTICES MEET THE CHALLENGE
    10 February 2010

    Homes for Haringey’s multi skilled apprentices have almost completed refurbishing a property in disrepair in Wood Green as part of National Apprenticeship Week.

    A team of 16 apprentices including plumbers, carpenter, electricians and plasterers, along with three mentors, undertook the record breaking challenge to get the home decent, fully equipped and ready to let to a new tenant.

    Keys to the two-bed property are set to be handed back to the Council’s lettings department.

    Work carried out so far includes installing a new kitchen along with wall and floor tiles; pulling out and fitting a new bathroom, wash hand basin, with white wall and floor tiles; installing a new downstairs toilet and wash hand basin, complete with floor and wall tiles; putting in new electrical fittings, sockets, switches and light holders and more.

    The apprentices, 11 men and five women, are at various stages in their career. Some will be completing their three-year apprenticeship later this year, others started just a few months ago.

    Paul Bridge, Chief Executive, Homes for Haringey said: “This is a great initiative and an exciting project. We’re very proud of our apprentices and this is a chance for them to show off what they can do.

    “A high percentage of our current workforce in the repairs service started off in our apprenticeship scheme, so it’s definitely a worthwhile endeavour.”

    SHG WELCOMES A TRIO OF LAWYERS TO ITS BOARDS

    Southern Housing Group has welcomed a trio of lawyers to its Boards.

    Katherine Lyons has joined the Board of Southern Space Ltd, the Group’s property Development company and it is anticipated that she will join the Board of Southern Home Ownership Limited in March 2010, which markets a range of low-cost home ownership options.

    Katherine is a solicitor with Freshfields Bruckhaus Deringer LLP, where she advises corporate and institutional clients on sales, acquisitions, commercial property lettings, property finance and tax.

    Katherine’s charitable work has included negotiating a lease for the UK Career Academy Foundation, GCSE Spanish tutoring at a school in Hackney and work with the Citizens Advice Bureau.

    She said: “This position will give me valuable insight into the dynamics and decision-making processes of a social landlord. I am delighted to have been selected for this role and hope that I will be able to bring a new perspective to the Boards.”

    Yvette Morgan has joined Southern Housing Group’s Development Committee. Yvette is a qualified practising solicitor with more than 20 years’ experience in all aspects of property law, with particular emphasis on development and regeneration work.

    As a partner in the Milton Keynes office of Hewitsons LLP since 2005, Yvette is lead partner for work carried out on behalf of the Homes and Communities Agency. Yvette was also recently appointed as Independent Chair of Milton Keynes Council’s Housing Services Forum.

    Yvette said: “I’m very much interested in how we can achieve good housing for everyone and in how housing delivery fits with sustainability. Everyone is entitled to a decent living environment and that’s not just the housing. It will be interesting to see how the affordable housing sector achieves this, especially as I know Southern Housing Group is strong in this area.”

    The Customer Services Committee welcomes Sue Boyall as its latest member. Sue is a qualified solicitor, who has specialised in property law, conveyancing, and landlord and tenant, over a 22-year period. Sue worked for the commercial property department at Forsters LLP for 11 years, acting mainly for investor and developer clients.

    Since leaving Forsters last year, Sue has been assisting her local law centre and the Citizens Advice Bureau, as well as working with the Richmond-on-Thames Furniture Scheme, which recycles furniture for people in need.

    Sue said: “SHG is a fantastic organisation. What I find so impressive is that it shows a real interest in doing the best for its residents, and in being a fully engaged and socially responsible landlord. I’m hoping that with the skills I’ve acquired in my legal career and elsewhere, and my developing interest in social policy, I can bring something useful to this committee.”

    OPEN DAY EXTRAVAGANZA FOR HACKNEY RESIDENTS

    Hackney Homes will be throwing its doors open to residents on February 18.

    The extravaganza taking place at Ocean on Mare Street will showcase the services that Hackney Homes and more than 50 local organisations have to offer residents.

    The day promises to be interactive, engaging and fun with information and practical advice on managing finances, recycling, food composting, well-being, how to get involved, home maintenance plus keeping safe in the community.

    An area will be dedicated to young people giving advice on employment opportunities, help with CVs, opportunities through the 2012 Olympics, projects and youth groups in Hackney, with fun activities like Nintendo Wii and a graffiti wall.

    A crèche will be provided for any residents wishing to bring children. All residents who attend will be entered into a draw to win a PlayStation 3. The last Open Day was held in 2008 and more than 1,000 residents attended, touring the zones, participating in activities and learning about the borough.

    LEWISHAM LANDLORD FINED FOR UNSAFE CONDITIONS
    10 February 2010

    A landlord has been fined £15,000 after Lewisham Council prosecuted him for leaving his rented property in unsafe and dangerous conditions.

    Paul Banks, who owns a four-storey house in Jerningham Road, has been prosecuted following a visit to the property in May 2009 by Council officers, following a complaint from one of the tenants.

    It was discovered that Mr Banks was in the middle of converting three of the floors into self-contained flats. Fourteen people were found to be living in rented rooms even though the house resembled a building site.

    During the inspection of the house officers found an absence of electrical power to parts of the house; unfinished kitchens and bathrooms; waste water discharging onto the ground; open unprotected trenches and dangerous electrics.

    Eleven contraventions of the regulations that govern an HMO were found, including: an absence of safety measures; unmaintained drainage and electricity; damp; disrepair; an absence of satisfactory fire precautions; numerous health and safety hazards and failure to maintain common parts, fixtures, fittings and appliances.

    Mr Banks, who does not live at the property, wrongly claimed that it was exempt from HMO licensing regulations by stating the house had upgraded facilities and a re-arranged layout. Having multiple occupants living in the house, however, meant that it was governed by HMO regulations, which are designed to ensure that properties being rented are fit and safe to live in.

    He was fined £13,000 for failure to comply with HMO management regulations and an additional £2,000 for failure to licence the property and £2,000 in costs at Woolwich Magistrates Court in December.

    Councillor Susan Wise, Cabinet Member for Customer Services, said: “People who pay rent in good faith have the right to expect safe conditions in which to live. The council is keen to work with responsible landlords, preferring to work with them to improve their properties. However, we will prosecute those landlords who fail to ensure that their properties are managed properly, putting the health and safety of their tenants at risk.”

    BETTER USE OF LONDON’S HOUSING STOCK CAN TACKLE HOMELESSNESS

    Housing professionals in London are invited to attend a free seminar on March 16 that will bring together experts in tackling homelessness to discuss important issues surrounding the best use of social housing.

    Making better use of housing stock in London is hosted East Thames Group in partnership with the East London Housing Partnership and will focus on the need for housing associations, local authorities and other organisations to work together effectively to make better use of existing housing stock to reduce overcrowding and increase capacity in the capital.

    HAMMERSMITH AND FULHAM CONSULTS ON £4M ESTATE REDESIGN
    11 February 2010

    Hammersmith and Fulham Council is asking residents of Fulham Court what they think of plans for a £4m redesign of their estate.

    The proposed works aim to integrate estate homes better with the surrounding local streets, reducing the isolation of Fulham Court which, in the past, has contributed to crime, vandalism and social separation.

    The plan is literally to take down dividing barriers across roads and open spaces and physically redesign the landscape to merge tenants' homes better into the surrounding streets. Tenants are also being asked for their views on building a children's centre to offer more support for working parents and to help those struggling with parenting.

    Money the council has received from tenants exercising their right to buy their council houses is being used to fund the work.

    Mary Hippolyte, Chair of Fulham Court TRA, said: "Spending money on the estate is showing people the council is serious about improving it. Bringing down the barriers between the estate and surrounding streets will make a huge difference. I would love them to do something really radical, like build a bridge over the railway so we could walk to the park, but I don't know if the money is there for that. I'm glad they're looking at doing something to the shared areas too."

    Last summer 28-year-old Anthony Otton was shot dead in the estate after attending the wake for fellow resident Darcy Bruce, who was murdered outside Wandsworth Prison on May 1 2009. The incidents were investigated by the Met Police's Operation Trident but no one has ever been charged with either killing.

    Cabinet Member for Housing, Cllr Lucy Ivimy said: "We believe it is possible to make a big difference to this estate. Empowering residents through the TRA, giving real support to the fight against crime and greatly improving the child support services for the quarter of residents who live in in single parent households is a good beginning."

    Fulham Court is less popular than other estates – 25% of residents have asked to be moved out of the estate and no new residents have applied to move in. Tenants say graffiti and vandalism are big problems and these are made worse by the layout of the estate.

    THOUSANDS ATTEND HOUSINGOPTIONS SHOW

    With a single visit, Londoners were able to find out more about products such as New Build HomeBuy (also known as part-buy, part-rent or shared ownership), Rent to HomeBuy, and HomeBuy Direct. These products provide high quality homes to anyone earning up to £60,000.

    Mayor of London, Boris Johnson said: "Affordable home ownership schemes are a fantastic way for Londoners on more modest incomes to get on the housing ladder and help keep this city thriving. We're investing over a £1bn a year in a whole range of affordable homes so there are now more properties to choose from than ever before in great locations across the capital."

    HYDE GROUP LAUNCHES STRATEGIC REVIEW OF BUSINESS DEVELOPMENT

    The Hyde Group has announced plans to undertake a strategic review into how resources are invested in order to assess how the aspirations of customers and other stakeholders can be best met.

    Hyde’s Business Development Analyst, Robert Pratt has been selected to lead the review which will take over the next six months.

    The exhaustive study will take in stock transfers, private finance initiatives and management contracts as well as organic development to determine which activities have the most positive impact on the financial strength and sustainability of the Group.

    The review will also examine where Hyde has particularly strong relationships with local bodies and a sustainable geographical presence.

    SERVITE HOUSES GETS TOUGH ON SUBLETTING

    Servite Houses takes subletting very seriously and over the past year has obtained possession of unlawfully sublet properties at a rate of one per week on average.

    Traditionally, the main aim of dealing with subletters is that landlords obtain back the keys and the property becomes available to someone else. Servite have upped the anti and are now claiming and being awarded damages from guilty parties.

    In a recent case, one tenant was renting a one bedroom flat from Servite at a rate of £90 per week. The tenant did not live at the address and was subletting the property to an unsuspecting private tenant for £400 per week.

    After diligent investigations by the housing officer and with the help of other residents, Servite served a Notice to Quit on the Servite tenant. When the case went to court, Servite were awarded £25,000 in damages that the tenant was ordered to pay, plus all the court costs.

    Matthew Fox, Chief Executive said: “The way Servite are dealing with subletting is outstanding, not only are we paving the way for other RSL’s in combating this problem we are better able to help those waiting for housing.

    “In London it costs, on average, £150, 000 to build a new social home, so in effect we are saving the public purse around £400, 000 per month by getting these properties back and housing those on waiting lists.”

    RESIDENTS TAKE THE LEAD ON BRACKEN HOUSE IMPROVEMENTS
    12 February 2010

    New windows and doors, extensive repairs and the painting of communal areas are among the major improvements that started this week at Bracken House in Poplar.

    Residents Rohima Khatun and Fabio Gutierrez welcome the £600,000 council funded work being carried out by Tower Hamlets Homes.

    Rohima said: “I have lived here for 15 years and during that time my family and I have always had problems with the draughty windows and doors. The new windows will keep the warmth in – so I am definitely looking forward to that.”

    Residents chose new timber windows to keep in with the 74 year old building’s 1930’s appearance and have chosen the colour scheme for the windows, doors and communal areas. The works also include external repair work and extract fans in tenants’ bathrooms and kitchens.

    Resident Fabio Gutierrez who has lived in Bracken House for seven years said of the improvements: “To be honest – it’s wonderful. For us to have new windows and doors, it’s a miracle. I really love it here. My neighbours are fantastic. It’s a real community and a big family.”

    Lead Member for Housing and Development at Tower Hamlets Council, Cllr Marc Francis, said: “The housing investment programme is delivering real, tangible improvements to many homes in the borough. It's great residents were involved in these decisions and it's clear already that they'll make a real difference to the lives of the people who live in Bracken House."

    Chief Executive, Gavin Cansfield said: “This project has been led by residents telling us what they want to see as part of the improvements to their block. This is the way it should be; it’s a case of real improvements being delivered and a chance for residents to create an environment they can really feel proud of.”

    NEW JOBS FOR WALTHAM FOREST YOUNG PEOPLE

    More than 30 unemployed young people in Waltham Forest are being helped into jobs by housing association CBHA in a national scheme for out-of-work 18-24 year olds.

    Six young people have already started work with Leytonstone-based CBHA or its partners as part of the Future Jobs Fund (FJF). Their wages are paid by the Department of Work and Pensions for six months and their role must be of real benefit to the community. FJF focuses on areas with high unemployment and those on the scheme must have been jobless for up to a year.

    CBHA Head of Economic Development, Sharon Wint-Gordon said: “After the DWP funding ends in six months, it is hoped that CBHA or our partners will be so impressed with the young people that they will take them on permanently as employees.

    “If that is not possible, CBHA’s training and employment team will assist them in finding other work, using the young people’s newly gained experience as a springboard.”

    CBHA was selected as one of the organisations to deliver FJF because of its reputation and expertise in training and employment. And because it is one of the partnership agencies working in the five Olympic host boroughs.

    Sharon said the young people, who attended college once a week as part of FJF, were showing a lot of promise. One woman, Sam Salahi, 22, has demonstrated such potential that she has already been promoted since starting with CBHA partner Friday Hill Tenant Management Organisation, Chingford, in January. A new role of housing assistant has been created for her.

    Sam had spent months looking for work, applying for all sorts of jobs, in shops, bars and restaurants, after she was made redundant from her position as receptionist with a local company.

    She said: “When you are out of work it can really affect your confidence. It wears you down and you start to think you cannot do anything. It had definitely knocked my self-belief. When I first started here I felt embarrassed to ask questions. But I have found the people here have helped me, made me feel welcome and only been supportive.

    “I am enjoying working and would definitely like a career in a housing association. I hope Friday Hill TMO can take me on when the FJF funding ends after six months. If not, having had this experience, I feel more positive about looking for a role in housing.”

    As part of the scheme, Sam attends college once a week, studying for a Customer Services qualification.

    Sharon added: “This scheme provides a fantastic opportunity to help some of those affected by the recession. The training places and the intensive support we give them should mean they have a brighter future.”

    The FJF was set up by the DWP in May as part of the Young Person’s Guarantee with the aim of creating 170,000 new jobs nationwide among 18 to 24-year-olds.

    TELECARE SERVICES IN NEWHAM ONE OF TOP IN COUNTRY

    Newham Homes has been recognised as one of the top organisations in the country for its telecare services.

    The Newham Network Telecare Services based in Holden Point, was recently awarded an accreditation by the Telecare Services Association (TSA). This much sought after merit was awarded after the service was inspected by the TSA’s auditors. They found all the requirements of the telecare code of practice for monitoring, installation and response had been met by Newham Homes.

    Telecare services are provided 24 hours a day, all year round and enable people to live safely and independently within the community. The services differ depending on the client’s needs. They range from pendants worn round the neck to bed sensors which can detect whether someone has fallen out of bed in the night. There are also smoke and flood detectors.

    Michael Irvine, Chief Executive of Newham Homes said: “I am delighted our hard-working team of telecare officers have been recognised for the valuable job they carry out. Telecare offers reassurance to many vulnerable residents that there is always someone to help them, day or night. Nationally only a small number of organisations have achieved this award and we are the only London Borough to gain this new accreditation.”

    Telecare is a valuable service for vulnerable residents in Newham such as Eileen Pumfrett. When Mrs Pumfrett’s husband died 11 years ago, help was on hand at the push of a button. The telecare pendant she wears around her neck triggered an alarm which alerted one of the dedicated telecare officers who immediately came to check on her. She sat with Eileen until 3am to offer her comfort and support at such a distressing time.

    Mrs Pumfrett said: “I first started using the service when my husband was ill. It was a lifeline to me. It means such a lot and makes me feel so safe. I’ve had to use it quite a few times because I have breathing difficulties and it makes me feel safer knowing I can get help at the touch of a button, no matter where I am in the house.”

    HYDE JOINS SCHEME TO HELP PEOPLE REMAIN IN THEIR HOMES

    The Hyde Group has joined a syndicate of housing associations to participate in the government’s Mortgage Rescue Scheme.

    The £285m scheme, which aims to help vulnerable people remain in their current home, will assist more than 6,000 people over a two year period.

    Debbie Small, Sales Director of INplace, Hyde’s sales arm, said: “The Mortgage Rescue Scheme could be an important life line to those families who are struggling with their mortgage re-payments and are at risk of having their homes repossessed.”

    Launched on 1 January 2009, the scheme is a high profile government initiative and operates as a partnership between the Homes and Communities Agency (HCA), local authorities and registered social landlords.

    The scheme enables those eligible for assistance to sell their home and remain in the property as tenants paying a subsidised rent.

    “It gives those facing financial difficulties respite in the short term and enables them to pay off their debts whilst remaining in their homes in the long term,” concludes Debbie.

    HACKNEY HOMES STAFF DONATE £2,400 TO LOCAL CYCLE CLUB

    Hackney Homes staff and partners have donated £2,400 to help young people on estates improve their cycling skills.

    The money was raised by eleven staff members who cycled over 200 miles from Grenoble to Nice in France – all with the aim of inspiring young people.

    A presentation was made to the youngsters who are part of Cycle Club Hackney at an event on Nightingale Estate on Saturday 6th February 2010. Young people from various estates in Hackney came to take part in competitive indoor cycling events.

    Hackney Homes staff who took part in the charity ride also attended to give advice to young people interested in cycling.

    Charlotte Graves, Chief Executive of Hackney Homes said: “We are proud of the hard work that the staff members have put in to raise money and pleased that they have chosen such a worthwhile cause.”
