WILLMOTT DIXON SECURES £20 MILLION HOUSING WORK WITH CIRCLE ANGLIA
26 July 2010

Willmott Dixon has been appointed by Circle Anglia for two new housing projects worth over £20 million that will create 194 new homes.

The largest is the £16.4 million contract for Bell Green, located in Sydenham, Lewisham, which will see Willmott Dixon design and build accommodation providing 156 new apartments and commercial space. The housing will be completed in July 2012 and includes 85 homes for social rent and 71 for shared ownership.

This scheme is part of a multi-phase redevelopment programme on the former Bell Green gas works site that will create new homes, businesses and employment within Lewisham.

The second scheme, Gosterwood Street in Deptford, is worth £6 million and consists of 38 flats available for affordable rent and will be completed in August 2011. This site is immediately adjacent to a £13M development of 89 flats and commercial units built for Circle Anglia in May 2010.

Willmott Dixon is also working with Circle Anglia to transform Mardyke estate in Rainham into Orchard Village, replacing several large 1960s-built blocks of flats with new living accommodation and recreational space.

HIGH PROFILE DIRECTOR WILL BOOST DEVELOPMENT OF NORTHAMPTON TOWN CENTRE
26 July 2010


A key figure in the delivery of the Bullring in Birmingham, as well as the giant Liverpool One development, has joined West Northamptonshire Development Corporation.

Bill Allen will be working as the Director of Implementation and Delivery at the Corporation, which was established by government in 2004 to deliver new jobs, homes and investment in Northampton, Daventry and Towcester.

Bill has a successful track record in delivering some of the UK’s largest retail driven, mixed-use developments and will support the Local Authorities as they deliver the extension of Northampton’s Grosvenor retail centre, as well as the St John’s/ Angel St mixed-use scheme. He will support other key urban regeneration projects across the area, including the redevelopment of Northampton’s Waterside and Castle Railway Station.

Between 2004 and 2008, Bill was the Technical Project Director responsible for the delivery of Liverpool One. The £1.2bn scheme was the largest mixed-use urban regeneration development in Europe. It was delivered on time in 2008, supporting the city’s status as a European Capital of Culture. Prior to that post, Bill was the Senior Project Manager for the delivery of the Bullring, Birmingham’s landmark retail driven, mixed-use development.

Other posts in a successful career include a Senior Associate role at EC Harris in Birmingham and a senior management role with the Crown Estate in London, as well as spells as a project management consultant in Africa and Asia in the 1990s.

WNDC’s Chief Executive, Peter Mawson, said: “Bill will be a huge asset to West Northamptonshire as we continue to deliver a number of extensive and complex town centre developments. His skills and experience will be invaluable as we support the plans of the Local Authorities for the transformation of the area.”

Bill Allen added: “West Northamptonshire is an area of great potential and one of the UK’s best opportunities for economic growth. I’m looking forward to contributing to the area and supporting the delivery of some exciting and challenging developments, including the Grosvenor Centre and Northampton Waterside.”

David Bailey, Director of Planning and Regeneration at Northampton Borough Council said: “We welcome Bill to Team Northampton and look forward to working closely with him in the near future. These are exciting times for Northampton with a real opportunity to make things happen. Bill’s expertise in delivering major retail led schemes in regional centres will add value to our joint work in Northampton and increase our prospects of success.”

VANGE JOINS THE BIG LUNCH CELEBRATIONS

More than 60 people from across Vange joined The Big Lunch celebrations at Trinity Church Hall, with a fun packed afternoon for all the family.

The event was organised by South Anglia Housing, part of leading affordable housing provider Circle Anglia, in partnership with Trinity Church and the local Police (PCSO).

During the sunny afternoon the festive crowd got to know each other better over a delicious free buffet. The crowd took part in an array of activities including face painting, a giant Connect Four game, dancing and even learned how to pot a plant for their windowsills.

Many visitors also took the opportunity to speak to a team of experts about improving their health and wellbeing and went for a quick health check.

Resident Katrina S. said: “A well organised day with lots to do in a warm friendly inviting atmosphere. A great community day bringing all ages together. The information stands are a good idea to give parents access to services they might not know about, plus it breaks down barriers too with the Police and the Church.”

Another resident, Lisa C., added: “I think this is an excellent idea, we got to meet up with people that we knew as well as new neighbours. My kids have really enjoyed it and everyone was really friendly and helpful.”

South Anglia Housing is participating in The Big Lunch project as part of its mission to enhance the Life Chances of residents and make a positive difference to the local community.

The Big Lunch project aims to build and strengthen communities by encouraging as many of the 61 million people in the UK as possible to sit down and have lunch together, with their neighbours, in their street, as a simple but profound act of community.

Vivien Dewey, Community Development Officer for South Anglia Housing, said: “It’s been a really fun day, with neighbours getting to know each other, playing all sorts of games and even dancing and singing together. Everyone had a good time and got along really well. We hope the event will help our work to strengthen communities. A massive thanks to everyone who supported the event by giving a donation towards the food.”

LUMINUS EMPLOYEES RAISE £1500 FOR DREAMDROPS, MAGPAS AND SNAP

Employees at Luminus, the UK number one for leadership, work life balance and strong moral principles, has raised £1500 to be distributed equally between local charities Dreamdrops, MAGPAS and SNAP.



Representatives from the three charities were invited to the Luminus Conference along side 230 Luminus employees, board members and residents, to collect their cheques.

Luminus employees have been donating through their payroll and fundraising events over the past year to support three local charities which really make a difference in Huntingdonshire:

• MAGPAS is the Emergency Medical Charity for Cambridgeshire, Bedfordshire and Peterborough. They have more than 300 volunteers who literally save lives at the scene of medical emergencies.
• Dreamdrops aims to raise money to make a real difference to children and families who use hospital or specialist children’s health facilities in Huntingdonshire
• SNAP runs a helpline for all victims of domestic abuse providing someone to talk to and confide in and friendly and constructive advice.

Luminus Group Chief Executive Chan Abraham, said: “In 2010, our year of Renewing Hope and Inspiration, Luminus employees have embraced the idea of giving something back to the community. These three charities transform lives, provide hope and give support to vulnerable people through difficult times, and are allies in our mission to change the world for the better where we are.”

    SOCIAL HOUSING SQUEEZE WILL COST UK ECONOMY £2.5 BILLION OVER FIVE YEARS
    27 July 2010

    The barriers faced by social housing tenants wanting to move home are costing the UK’s economy at least £542 million each year.

    This will amount to more than £2.5 billion over the course of this Parliament - according to Counting the Costs; a major new report released today by Circle Anglia one of the UK’s largest providers of affordable housing.

    Circle Anglia, which runs the UK’s only national, not for profit mutual exchange service – www.houseexchange.org.uk, commissioned think tank Human City Institute to investigate the impact that lack of mobility in social housing has on our society.

    In ‘Counting the Costs’, Human City estimates that 495,000 of the UK’s 3.9 million social households are victims of the UK’s Social Housing Squeeze: they want to move home, but are unable to do so. The report identifies the key reasons why people want to move, and calculates the economic and social costs of people not being able to move. The total estimated £542 million annual economic cost is broken down by:

  • £305 million based on tenants not being able to care for relatives. Recent research suggests the average carer is saving the nation £15,260 each year (Carers UK)
  • £81 million to the NHS, for example, through costs of overcrowded and unsuitable housing leading to more GP consultations, associated treatments and hospital visits
  • £48 million based on tenants wanting to move into employment, but unable to do so. Factors include the ongoing costs of welfare payments and the lost tax revenues
  • £18 million based on tenants wanting to move to take up better work but unable to do so. Factors here include the cost to the economy in terms of lost productivity and potential increased tax revenues through higher earnings.
  • £32 million based on educational under-attainment from overcrowding: factors include a lack of quiet space in which to do homework and disputes caused by sharing of bedrooms.
  • £58 million to the Criminal Justice System. The Social Exclusion Unit has discovered that the provision of stable, good quality housing can reduce reoffending rates appreciably.

    A number of factors have contributed to this ‘social housing squeeze’. These include a 66 per cent decline in the availability of new lettings to existing tenants over the past 13 years, combined with a fall in available houses in the same period of 500,000 and an escalation in demand for social housing , with one in 12 households in England now on waiting lists.

    As a result of the staggering figures unveiled by Counting the Costs, Circle Anglia is calling for three clear actions from the Government to help get social housing tenants in Britain moving, as part of its ongoing mission to enhance Life Chances. These are:
    • All Social Landlords should join a national mutual exchange register: The Government should insist that all social landlords and Local Authorities must join and support a scheme which is dedicated to enabling mutual exchange for all Local Authority and Housing Association tenants. In addition, this should be supported by a funded national helpline.
    • Remove barriers that prevent people from moving: For example the complexities around transferring care packages for those with support needs and blockages in the way homes are allocated. The Government should encourage and enable Local Authorities to support cross boundary moves and simplify the process. This would mean that tenants applying for transfers don’t have to compete with external applicants and are automatically considered for mutual exchange.
    • Incentivise mobility: By linking health and employment initiatives more directly with mobility, the overall costs associated with the lack of mobility could be reduced.

    Kevin Gulliver, Director of the Human City Institute, said: “In the current environment of austerity we are likely to see a continuing fall in the numbers of newly built social homes as well as an increased demand for social housing. So it’s more important than ever that existing social housing stock is used as efficiently as possible. The creation of a national house exchange system would make a significant contribution to improving the lives of thousands of tenants and has the potential to make a significant economic impact, just at the time when Government is looking to make public sector savings.”

    AWARDS SUCCESS FOR EAST MIDLANDS HOUSING STUDENTS

    Housing professionals from across the East Midlands have picked up awards for their achievements at a special annual event organised by De Montfort University (DMU) in Leicester to celebrate its partnerships with the sector and showcase research and teaching.

    Seven people received top prizes of up to £250 at the university’s Centre for Comparative Housing Research (CCHR) 2010 Student Awards, which form part the centre’s Annual Open Evening and DMU’s Leicester Business School Prize Giving Reception.

    The awards were sponsored by CCHR, Greenwoods Solicitors LLP, Home Connections and the Chartered Institute of Housing East Midlands Region.

    Peter Oliver, Effective Partnership Manager in the Policy and Partnerships team for Leicester, Leicestershire and Rutland at Leicestershire County Council, won the Greenwood’s prize for Best Overall Student on an Undergraduate Housing Course. He has just graduated with a first class BSc (Hons) in Housing.

    Rebecca Kirby, a Neighbourhood Services Officer with Midland Heart Ltd, was awarded the Greenwoods’ Prize for ‘Best student in Housing Law’ as well as the Chartered Institute of Housing East Midlands Region prize for High Achievement on the Foundation Degree in Housing, Communities and Regeneration.

    Sarah Cropley, a Housing Strategy Officer at Bedford Borough Council, won the prize for Best Student Project on Allocations and Lettings, sponsored by Home Connections, for her dissertation as part of the MSc Housing Studies course.

    Susan Abram from Spire Homes, Amy Hicks from Trent and Dove Housing, Jit Chauhan of Leicester City Council and Maria Brambles from Newark and Sherwood Homes all achieved CCHR prizes for ‘High Achievement on the Housing Courses’ delivered by Leicester Business School.

    Dr Tim Brown, Director of the Centre for Comparative Housing Research at DMU, said: “We are delighted to award these prizes in recognition of the outstanding achievements of this year’s winners. They are to be commended on successfully balancing academic study with work and personal commitments.”

    LARKFLEET TEACHES SCHOOL CHILDREN ABOUT SUSTAINABLE LIVING

    Bourne-based housebuilder and developer Larkfleet Group recently gave 90 local school children from Bourne Abbey Primary School a tour around the company’s Sustainability Demonstration House in order to teach them about sustainable living.

    The timber-framed three-bedroom house, located next to company’s headquarters in Bourne, remains only part-built to demonstrate how a home can be constructed to meet the requirements of Level 3 and Level 4 of the government’s Code for Sustainable Homes.

    Some parts of the structure (sections of walls, floors and ceilings) have been left unfinished to show how it is possible to combine different building techniques and energy-saving technologies to meet demanding environmental standards without excessive cost.

    During the tour, youngsters were shown water-saving and energy-saving technologies such as rainwater harvesting and air source heat pumps that are fitted in the house to demonstrate the variety of ways people can live more sustainably.

    Other technologies demonstrated in the house include photovoltaic panels which produce direct current electricity from the sun. This can be used to recharge batteries or power equipment.

    Larkfleet has a strong reputation for building energy efficient homes in the local area as well as retrofitting existing properties with energy-saving technologies. This highlights the company’s commitment to investing in a more sustainable future.

    The tour of the Sustainability Demonstration House for the Bourne Abbey School pupils also demonstrates how Larkfleet is committed to not only improving the sustainability of new and old housing stock but also to educating future house owners and house builders about energy efficient living.

    Larkfleet is currently updating the Sustainability Demonstration House with additional technologies such as replacing the current low energy lighting with LED lighting, improving the photovoltaic system to demonstrate how it can work with the ‘feeder tariffs’ that allow householders to sell electricity to the grid, and improving the controls on the water harvesting system.

    Larkfleet managing director Karl Hick said: “The use of the technologies in the Sustainability Demonstration House show that environmentally sustainable living can be accessible to all. The schoolchildren saw first hand how a more sustainable living situation is possible. This is incredibly important as they are all future house owners and will have to make their own choices about sustainable living – something the Sustainability Demonstration House is promoting now and for the future.”

    SUFFOLK HOUSING OPEN DAY HAILED A SUCCESS

    The residents of a Mildenhall sheltered housing scheme welcomed nearly 100 visitors to their homes on Saturday after throwing open their doors to the public.

    Organised by Suffolk Housing Society, the open event at St Mary’s Close gave people who are interested in moving into sheltered housing the chance to find out more about the services and accommodation available.

    Those who attended included John McGhee, chairman of Forest Heath District Council, and vice-chairman Roger Dicker, who helped serve barbecued food to fellow guests in the scheme’s picturesque grounds, which run alongside the River Lark.

    Visitors were also given the chance to look around the accommodation, which is available to anyone aged 60 and over, as well as find out more about the range of social activities arranged through the scheme.

    Steve Clarke, chief executive of Suffolk Housing Society, said: “We were really pleased that so many people took the opportunity to come along and find out more about the accommodation and facilities on offer at sheltered housing schemes.

    “As well as showcasing their homes, the residents used the event as an opportunity to describe the wide range of social events available at the scheme, which can have an extremely positive impact on quality of life while boosting health and wellbeing.”

    The event was organised to coincide with the National Housing Federation’s supported housing month, which is designed to raise awareness of the critical services which sheltered accommodation provides to some of society’s more vulnerable members.

    100 YEARS YOUNG: HOWARD COTTAGE’S MADGE HAS A RECIPE FOR A LONG AND HAPPY LIFE

    Howard Cottage tenant Madge Moore celebrated her 100th birthday in the comfort of her home, surrounded by family, friends, flowers and cards – including one from Her Majesty The Queen.

    Friday was a very special day for Mrs Madge Moore. Having reached the grand old age of 100, her house was a hive of activity, with a never-ending stream of bouquet-bearing visitors arriving to offer their congratulations.

    Presenting Madge with a colourful bouquet, Howard Cottage Chairman Sarah Wren said: “We are so privileged to have you as one of our residents. We feel very proud of you too, and wanted to celebrate with you. You are our oldest and longest-serving tenant, and we hope you’ll continue living here happily for many years to come.”

    When asked about the secret of her longevity, Madge said: “I’ve lived a long and happy life; I’m not a boisterous person and I’ve never been one to make a lot of noise. I have a wonderful family, with five grand-children and four great-grandchildren – they really look after me. And Howard Cottage has been absolutely marvellous during all my years living in its properties.”

    Born in London in 1910, Madge moved to Letchworth at the age of eight, when she and her family lodged with a German landlady at Common View, before moving to Jackmans Place. She attended Norton School until she was 14, when she entered the world of work at Garden City Press, where she folded papers and bound books.

    In 1934 Madge married furniture maker Bert Moore. The following year they moved to a brand-new home in Archers Way, owned by Howard Cottage Housing Association. “It felt really posh,” she said. “That’s where I had my two boys, Gordon and Doug. It was always a busy house, and during the war years we had two very friendly girls – evacuees – living with us as part of the family.”

    Twenty-four years later came a move to another Howard Cottage property in Grange Road, where Madge has lived ever since. Hers was always a lively household and among the many incidents she recalls is the time when son Gordon blew the roof off the hen house while conducting a scientific experiment.

    NEW CHAIR FOR LHA-ASRA

    A new Group Chairman is to take the helm at the £650m LHA-ASRA Group.

    Shaukat Moledina, who will step down on 9 September after two years to devote more time to his business and other charitable activities, will be replaced by long-serving board member and Vice Chair, Sadru Visram OBE.

    Sadru said: “The Board and Executive are indebted to Shaukat for his achievements in helping to steer the Group through a period of substantial change.

    “Under his stewardship, we have become more customer-focused, better managed, financially stronger, and commercially more astute. I am looking forward to building on his achievements and further enhancing the services which matter most to our customers.”

    Sadru has more than 30 years’ experience in the housing sector, is a board member of Notting Hill Housing Trust, and is former Finance Director of London & Quadrant Housing Trust. He runs Sprunt Solutions, which provides training and consultancy to the housing association sector, and is a board member of The Housing Finance Corporation.

    The LHA-ASRA Group comprises LHA, ASRA Greater London HA, and Nottingham charity Family First.

    With offices in Leicester, Nottingham, and London, it owns and manages more than 11,000 homes across an area extending from Nottinghamshire across Leicestershire and Northamptonshire, to London, and employs 547 staff.

    It is an approved Investment Partner of the Homes and Communities Agency, and has a capital programme worth over £140 million gross. LHA-ASRA works with 35 local authorities and 27 London boroughs.

    Group member Family First provides community services (including recycling), housing services, care services and children/family services.

    BARNET RUSHES THROUGH BRENT CROSS PLANS

    Tomorrow Barnet Council planning and environment committee will be discussing the controversial Brent Cross Cricklewood planning application.

    The proposals have been recommended for approval by the committee.

    The Coalition of groups opposing the controversial scheme is questioning the need to rush through the detailed proposals, given that the planning application has to come before the committee in October in any case.

    A number of Brent Cross Coalition members have applied to speak in opposition at the meeting, and the opponents will be holding a demonstration outside Hendon Town Hall at 6.30pm .

    David Howard, Chair, Federation of Residents Associations in Barnet and BXC Coalition spokesperson, said: “Barnet Council’s decision to rubberstamp plans for the Brent Cross Cricklewood redevelopment at the end of an ordinary planning meeting this week is suspicious, but not surprising.

    “The scheme has been inadequately negotiated between the Council and developers, and reneges on conditions applied in November. Given that section 106 documents have largely been rewritten, it is completely unclear what the Council is being asked to approve at this week’s meeting.

    “We would like to know why Barnet have brought the Brent Cross report to committee this week, with barely a week’s notice and at the end of July, when it could have been more fully considered in October. We believe that documents sneaked through without proper scrutiny now will become more difficult to challenge at the October meeting - or at least, that is the Council's intention."

    KEVIN WILLETTS JOINS LOVELL AS DIRECTOR OF BUSINESS DEVELOPMENT

    He joins the company from national building and maintenance specialist Rok and brings extensive experience gained during a 27-year career in social housing.

    In his new position, based at Lovell head office in Tamworth, Staffordshire, Kevin will add further focus to all aspects of customer interface including brand, marketing, winning business, maximising the potential of the existing relationships and new markets.

    CPRE CELEBRATE BEDFORDSHIRE CORE STRATEGY DECISION

    Countryside campaigners CPRE Hertfordshire are celebrating following the news that the Joint Planning Committee of Luton Borough and Central Bedfordshire Councils have removed from their draft Core Strategy the proposal for thousands of houses and a bypass in Lilley Bottom valley in North Hertfordshire.

    CPRE Honorary Director, Kevin FitzGerald, said: “This is wonderful news for all who love the countryside. CPRE has fought this from the outset and set up the local group Keep East of Luton Green, consisting of people from both Hertfordshire and Luton. With our support they have worked extremely hard and to great effect. The countryside which has been spared from destruction is some of the most beautiful in Hertfordshire, just as attractive as the Chilterns Area of Outstanding Natural Beauty which it borders.”

    He added: “This is the first blow struck by the new government in its policy to give local people more say in plans which can drastically affect their quality of life. It means that one local authority cannot try to meet its housing needs by invading the countryside in a neighbouring authority’s area.”

    £15M LEICESTER HOMES SCHEME STARTS AT FORMER SHOE MACHINERY FACTORY
    29 July 2010

    Work has begun on a £15 million scheme to build 119 homes on the site of a former shoe factory.

    The project is the first phase of the redevelopment of the former British Union Shoe Machinery (BUSM) works, in Ross Walk, Belgrave, Leicester.

    A total of 1,200 homes will eventually be built on the 30-acre site.

    The initial 119 properties are being constructed by Westleigh Developments in partnership with Leicester Housing Association and Nottingham Community Housing Association.

    About half of them will be low cost as Leicester City Council needs to provide more of that type of accommodation.

    Six children's play areas plus shops, cafes, commercial units and a nursery will also be built on the site.

    Abdul Osman, the city council's cabinet member for regeneration, said the project would help reduce the number of people on waiting lists for low-cost housing.

    He added: "I'm delighted that this former industrial site is being brought back into valuable use to create new housing, including a mix of much-needed affordable housing.

    "It is great to see the work is underway on what will become a prestigious development near the heart of the city's Belgrave community."

    He said the scheme showed what could be achieved with the help of the Government funding "to enable development of housing sites such as this during a recession".

    The low-cost homes are being paid for by grants from the Homes and Communities Agency – a national organisation which aims to create low-cost homes – the housing associations and New Growth Point cash provided by the Government via Leicester City Council.

    Most of the 119 homes will be either one or two-bedroom apartments, with two, four and six-bedroom houses also being built.

    Westleigh said it hoped the first homes at Ross Walk will be ready by late autumn this year.

    Managing director Chris Beighton, said: "The redevelopment at Ross Walk is a significant one for the city and will transform what was formally a large industrial site into a thriving community.

    "We are pleased to announce that construction work has begun."

    William Cornall, director of development and regeneration at Leicester Housing Association, said: "This development will provide us with 60 homes for affordable rent, including 33 large family homes, in an area of high demand.

    "It has been a number of years since we have had the opportunity to build large family housing required to meet the demands of the local community."

    GROUND BREAKING WORK AT CALTON HOUSE IN HERTFORD
    29 July 2010

    Building work at Riversmead Housing Association’s Calton House in Hertford was given a helping hand on Friday by Mark Prisk MP.





    Mr Prisk joined residents, staff and guests to commemorate the start of work on site to transform the former sheltered housing scheme into a £6 million state-of-the-art living complex for older people.

    Guests included the Homes and Communities Agency, which has supported the redevelopment with a £3.5m grant, building contractor Hill Partnerships, architect Kyle Smart Associates and representatives from Network Housing Group, Hertfordshire County Council and East Herts Council.

    Mr Prisk said: “This is an exciting time for Calton House which has been here for some 30 to 40 years. I understand change is hard, especially when you are older - it’s important to change and update the buildings and facilities for our older people, not only for current residents but for future generations to come.”

    The new complex of 54 one and two bed flats will include a guest suite for visitors, communal lounge and laundry, 24 hour community alarm, security door entry system, enhanced landscaping and new community facilities including a doctor’s surgery.

    The flats will also be designated flexicare homes, which means residents will benefit from care staff on site 24 hours a day, seven days a week, in addition to their supported housing manager who is available during the day.

    Calton House residents thoroughly enjoyed the day and commented they were pleased to see work starting on their new homes.

    Resident Yvonne Norris said: “I’m thankful I don’t have to move away, it’s nice to still be at home whilst the work is done, and it’s nice to watch the workmen.”

    Chris Wright, Director of Housing, said: “Over the years Calton has become a place with a real sense of community and community spirit, a place of friendship and support, not only for residents but also the wider community. The work we are starting today will strengthen this important bond and make Calton a thriving place to live as well a flagship community resource for the local neighbourhood.”

    Terry Fuller, Director, HCA East of England, said: “We are delighted to have been able to help this supported housing development. Delivering high-quality homes, well-designed homes for people who really need them is of the utmost importance and this is an excellent example of how we can work in partnership with registered providers, developers and local authorities to help meet the diverse needs of local community.”

    The redevelopment work will be completed in two phases to minimise disruption. Phase 1 is due for completion in autumn 2011 and phase 2 in 2012.

    FE PEACOCK BEGINS WORK ON SITE IN COTTENHAM FOR ACCENT NENE
    29 July 2010

    Bourne-based builder FE Peacock Construction Ltd, part of the Larkfleet Group has begun work on a six home development on behalf of housing association Accent Nene in Cottenham, Cambridgeshire.

    The development will consist of six affordable homes and will include one three-bedroom and five two-bedroom properties.

    The homes will all be constructed using timber frames manufactured and built by Kestrel Timber Frame, also part of the Larkfleet Group. The timber frame construction methods allow properties to be constructed in a short time period. The timber is sourced from sustainable forests.

    All properties on the development will meet the government’s Code for Sustainable Homes level 4 – some 44 per cent above the current minimum energy efficiency requirement set out in building regulations.

    Work has begun on site and is scheduled to be completed in February 2011.

    The properties will be available at affordable rent from Accent Nene and will contribute towards creating new affordable housing for local people.

    FE Peacock Construction Ltd managing director Karl Hick commented: “These properties are affordable, allowing local people to rent a home at a reasonable cost and also sustainable, demonstrating FE Peacock’s commitment to providing homes built to high environmental standards.”

    Larkfleet Group recently won a prestigious industry award for its eco friendly building practices.

    The company won the East Midlands Business in the Community Carbon Positive Awards that were open to businesses and organisations in the East Midlands whose low carbon projects inspire others to take action.

    Larkfleet Group came top in the ‘Carbon Positive Cutting Edge (for less than 250 employees)’ category, demonstrating its success in developing and building to the highest environmental standards.

    CHP RESIDENT CELEBRATES 100TH BIRTHDAY

    A teetotal Chelmsford centenarian was so happy to reach her 100th birthday she celebrated it with a glass of Champagne.

    CHP resident Doris Joyce made her big day one to remember by celebrating with her son, Melvyn Joyce, daughter, Irene Thompson, her seven grandchildren, five great-grandchildren and 35 relatives at a private family party.

    Born in Moulsham Street, Chelmsford, on July 13th 1910, the great-grandmother – who has lived at CHP sheltered scheme Landers Court for five years – puts her long life down to working until her 74th birthday.

    The former cook was delighted to receive flowers and Champagne from CHP Older Persons Services Manager Sandy James to commemorate the milestone birthday.

    “We’re overjoyed to be able to celebrate with Doris such a momentous occasion,” said Sandy James. “Despite her advanced years Doris is still sprightly and has a wicked sense of humour; she is a joy to be around.”

    Doris – who visits the Moulsham Street Christmas lights every year - has lived in Chelmsford her whole life and can not believe how much the town has changed since she was a child.

    “I love going to see the Christmas lights being switched on as I really enjoy the festive atmosphere,” said Doris. “Every time I go there I can’t believe how much Chelmsford has changed as there are now a lot more empty shops compared to when I grew up.”

    Irene added: “We had a really great day but I think I was more excited about the party and the birthday card from the Queen than mum was.”

    South Derbyshire District Council is to grant planning permission for a brownfield regeneration scheme at Drakelow Park.

    The development, which lies 3km to the south of Burton-upon-Trent, will provide homes, a school, health and neighbourhood centre and a nursery.

    In addition, 35 per cent of the site will be green space including a new riverside and woodland park, nature trails, sports pitches and open space.

    The planning application was submitted by Roger Bullivant Ltd (RBL) and E.ON UK which owns land at Drakelow. David Lock Associates provided a masterplan for the site.

    Home to RBL's headquarters, it is currently used as an industrial and manufacturing facility.

    As part of the application, a multimillion pound package of transport improvements is included to deliver a new junction at Stapenhill Railway bridge, improvements along Rosliston Road and Caldwell Road, the A38 and the widening of Walton Road as well as direct access from the site to the A38.

    David Lock Associates director Heather Pugh, said: "This resolution represents the culmination of six years of consultation and 18 months' of intensive liaison with the planning authority, who are commended for taking a positive approach to deliver new development in their district in the face of the present uncertainty in the planning system."

    Carli Harper-Penman is to join Moat as their new director of communications and public affairs.

    She will have overall responsibility for ensuring that Moat continues to deliver high quality and effective communications to its residents and stakeholders.

    Carli will also be further developing Moat’s public affairs strategy with the aim to more actively engage and influence local agendas in the areas where Moat operates.

    Carli was attracted to Moat’s great reputation and committed team of staff. Most importantly, she really wanted to want to work for an organisation with values that she shares.

    Previously, Carli worked as head of public affairs at the Shaw Trust where she campaigned successfully on a number of issues over the last five years. The Shaw Trust is a national charity which works with employers, social services and the disabled to help people with disabilities find employment.

    Carli said: “I’m really looking forward to working with staff and stakeholders across the organisation to ensure we’re in great shape to meet the challenges that lie ahead as the Government sets out its priorities, and to ensure we’re involved in shaping those priorities too.”

    FE PEACOCK HANDS OVER AFFORDABLE HOUSING IN LINCOLNSHIRE

    Builder FE Peacock part of Larkfleet Group has completed work on a much needed affordable housing development in Great Gonerby, Lincolnshire, near Grantham.

    Now the 29 property scheme is complete, the properties have been handed over to Longhurst & Havelok Homes (L&H Homes).

    The development will provide high quality homes at affordable prices for local people who have previously been priced out of the housing market.

    Six of the properties will be available on a shared ownership basis and the remaining 23 have now been let at an affordable rent from L&H Homes.

    The homes meet level 3 of the Code for Sustainable Homes, highlighting FE Peacock’s commitment to creating affordable, well-built and energy-efficient homes.

    The properties were all built using timber frame construction supplied by Kestrel Timber Frame, also part of the Larkfleet Group. Timber frame construction is an efficient method of building which allows for quicker construction times. The timber frames were sourced from sustainable forests.

    Jacqueline Wrath recently moved into a bungalow on the site in Great Gonerby and is delighted with her new home.

    She said: “I am astounded with the quality of my home and how attractive the property looks. The energy efficiency of the bungalow is impressive as my garden includes a rotary washing line and garden composter amongst other things that I will enjoy using to live more sustainably. Everyone involved in my move has been really helpful.”

    LIQUID BIOFUEL FOR HOME HEATING SHOWS GREAT PROMISE IN EAST ANGLIAN FIELD TRIALS

    The Oil Firing Technical Association (OFTEC) claims that the trials demonstrate that a new fuel could significantly reduce carbon emissions from the 1.8 million households currently using oil and revolutionise the oil heating industry in the UK and Ireland.

    The trials have been conducted by OFTEC in partnership with the Low Carbon Innovation Centre at the University of East Anglia, ICOM Energy Association, and industry partners.

    They tested fuels which blended either 30% or 50% of the bio element, fatty acid methyl ester (FAME) with either kerosene or gas-oil. The FAME was derived from used cooking oil.

    The fuel that blends 30% FAME with 70% kerosene (B30K) has been accepted by the Government as eligible for the proposed Renewable Heat Incentive (RHI). If this is introduced households converting to the fuel will receive a substantial annual payment.

    B30K has a carbon emission factor of 0.205 kg CO2 per kilowatt / hour which is 28% less than that of 100% kerosene, and is similar to that of mains gas. OFTEC estimates show that if 1.1million homes in the UK switch to the B30K fuel by 2020 the CO2 savings for the UK would be 1.035 million tonnes each year.

    Jeremy Hawksley Director General for OFTEC, said: “The 12 month field trials have been successful and the results are very encouraging. We have not experienced any oil storage issues despite periods of extreme weather; even at lows of -5° Celsius, the converted boilers showed reliability and consistent performance.”

    OFTEC estimates the cost of converting an existing oil fired appliance to use the new bio heating liquid to be as low as £250.00, but that in most domestic installations a new oil tank will be required increasing the total conversion costs to around £2,000. This is far less than the cost of installing a biomass boiler or a heat pump.

    Jeremy added “The option for existing oil users to switch to a liquid biofuel and kerosene blend could deliver significant carbon savings at modest cost.”

    Marcus Armes of the Low Carbon Innovation Centre at UEA, added: “Turning waste material, such as used cooking oil, into a useful product for heating and cooking is a wonderful example of how to achieve sustainable living. The partnership with OFTEC has proved to be very productive and we look forward to further collaboration.”

    OFTEC is planning to publish specifications for a definitive industry standard for the new bio heating liquid and will be developing technical guides and training courses for its registered technicians.

    LUMINUS EMPLOYEES RAISE £600 TO SEND CHILDREN TO THE SEASIDE

    Employees at Luminus raised £600 so that all the children at Thongsley Fields School could go on a trip to the seaside.

    Some of the children come from deprived backgrounds and had never been to the seaside before. The Thongsley day out was their first opportunity to paddle in the sea and build sandcastles. One Thongsley pupil described the trip as “the happiest day of my life.”

    Luminus employees each paid £2 to make the trip possible and one employee said: “A trip to the seaside is something that many of us took for granted in our childhoods. Every child deserves the opportunity to play on the beach and see our beautiful coastline. I am so pleased to be able to help make this trip possible and give the children a great day out.”

    Luminus Group Chief Executive, Chan Abraham, said: “In 2010, our year of Renewing Hope and Inspiration, Luminus employees have embraced the idea of giving something back to the community.
